Do my parents have to get their banks approval if they do a wrap around land contract with me?

My husband and I are going to buy my parents old house (house I grew up in). Basically to "take over payments". This is taking place in Michigan. To do a wrap around land contract, will my parents have to notify the bank that the mortgage is through that they are doing this or is this something that is just between my parents and I?


well if you parents are going to keep forwarding the payments in there name there is no problem - the bank could care less whose money pays the bills!!!

Your parents agreed that they would not do this when they first got the loan. That is why you are doing a "wrap". If you call the bank, they will ask you to fill out the same papers as any applicant. You may be accepted; you may be rejected.

The bank has the right to foreclose if the loan is transferred or "wrapped" without the bank's approval. You should call the bank Monday..

Are you surprised? This is what happens when people are placed in positions based on racist Employment Laws and not on merit. Alternatively the "Party faithful" get these jobs and always with the same outcomes.There have been so many of these scandals e.g. the Post Office over the years that the ANC has become adept at issuing denials and covering up the truth instead of putting the right people in the jobs.

United land ULH plc investment-anyone know?

Anyone know anything about a landbank investment company United Land Holdings plc. i bought a plot of land in Bedfordshire under pretty much guarantee that planning permission would follow with a massive return on my investment. Company's been served with a winding up petition the week before last by the DTI. Their brochures pawn them as an LIA endorsed body, just found out the LIA(Land Invenstment Association) was set up by two of the directors of ULH which Ill wager is their only member. Both the LIA and the ULH offices are closed and Im getting the distinct feeling im being screwed. Any help and respnse is welcome, dont hold back I just wanna know if anyone else has been affected by anthing simimlar or has any advice. If not if anyone can direct me to somewhere that might be helpful.

About the landbank of the philippines??

i'm applying for an account via ATM, what are the requirements for it? except for an ID picture, 2 valid ids. what is the other one?? is it the one that has something to do with the verification of my currrent address? a friend of mine said that i can bring some electric bills for this requirement. just a little help please.

it's saturday and im asking so ill be ready on monday.


To confirm your current address, you can bring any of the following :

* statement of account from your credit card issuer

* MERALCO billing

* PLDT billing

* Cellular Company ( SMART / GLOBE / SUN ) billing

* Cable TV provider

Remember your drivers license ( which is acceptable as an identification ) contains your address - its possible you may not need the documents listed above

PS. I believe Land Bank is closed on Monday ( public holiday )

I dont think they require a proof of address. just the things you already know and an initial deposit (im not sure whats the minimum) , when i applied for an atm savings account i deposited 500. And dont ever let your balance reach zero or goodbye atm and apply again not in the same branch but any other aside from the one you previously had an account with.

That's all you need to present. 2 valid id's and id picture. No need for a proof of billing.

Landbank, metro manila help??

i lost my landbank atm card and i already reported it. they closed the account and my remaining money was still there. they asked me to go to malate for afidavit of lost atm card and i do not know anything about this afidavit thing.

what are the procedure in this afidavit of lost atm etc.?

is the procedure easy? and the fact that malate is a bit far from my place.

is there other way that i can get my remaining money and i will just apply fro a new account?

i am just looking for an easy alternative...though losing my atm was all my fault. just a little help from those who already experienced the same thing.


An affidavit of loss is simply a sworn statement stating the loss of your ATM card / how the ATM card was lost. Usually banks has a form for this affidavit. Suggest you get a form from the nearest Landbank branch - complete the details in the affidavit - have the affidavit notarized. Present the notarized affidavit and an acceptable Id to the Landbank branch ( probably in Malate ) where you opened the ATM account.

( LBP ) branch and ask for the person who handles money

transfers using SWIFT, he/she would know the SWIFT

code for LBP.

What is the ABA number of the corresponding bank of the Landbank of the Philippines in the USA?

I also would like to know the intermediary bank identifier, bank name and bank address. I am suppose to get money from wire transfer but the company cannot process it because I lack these details. I phoned the bank's customer service but they don't have such information. Are these really necessary for wire transfer? Isn't the SWIFT code enough? Thank you


What a pity. Its a growing problem with these overseas banks because they know who they correspond with in the United States and they are just burdening their customers who in turn are burdening you.

There are 3 banks that correspond with this rotten bank...

1) JP Morgan/ Chase- ABA # 021000021- Swift Code: CHASUS33

2) Citibank N.A.- ABA # 021000089- Swift Code: CITIUS33

3) Bank of New York- ABA # 021000018- Swift Code: IRVTUS3N

You can use any of these 3 banks. -It's your choice. For addresses, just do a google search on the bank you choose and you should have no problem. All 3 of these banks are obviously headquartered out of New York City. - They really don't need an address but these foreign banks are a pain.
