Does anyone have any information about teacher program loans from Bank of America?

I am looking to buy some land and put a house on it. I need a loan and I am a teacher. I was wondering what qualifications and stipulations are there in place. Any other additional information would be useful too.

This one is for specific available properties & mentions nothing about new construction.

I doubt they have any special teacher loans for lot or construction loans. What you need depends on how long it will be before you start construction. If you plan to wait a while, you need a lot loan. If you plan to start construction immediately, you can probably get a one-time-close construction to permanent loan, but their won't be any special provisions for teachers.

Those loans are just like Fannie Mae's My Community mortgage, but they may have higher debt ratio alllowances.

Ohio has an Ohio Heros program for teachers, police, firemen, veterans and medical professionals which provides a special discounted rate among other things, but there is no construction feature for these programs.

If you think BOA has anything special, pick up a phone and call them.

How do I get out of a land contract?

I dont want to live in this house anymore, Im a single mother of two and cannot get a refinance thru a bank. It needs lots of repairs and I cant do it!


Sell the property to somebody. A land/real estate contract allows you through the equitable interest you acquired to sell the property. When you sell the property and the contract is paid off at closing the deed that is in escrow will be recorded by the title company first and then your deed to the buyer.

If you've signed the paperwork, you're committed to it. My understanding (and I am not a lawyer) is that real estate was exempted from the Uniform Commercial Code, and it is subject to its own set of laws. So if you're looking for the 3 day limit that lets you change your mind after you make a major purchase, you're out of luck.

Your best bet would probably be either put the house up for sale, and pay off the land contract with the proceeds of the sale.

MAYBE you can negotiate with the people that hold the note, and see if you can surrender your interest in the house to them in exchange for being released from the deal. You'd be giving up whatever equity you have in the place, though.

You need to consult a lawyer. A contract is a legal document, only a lawyer will be able toi determine if you can/how you can get out of the contract.

FYI, the laws will be different based on which state/country you live in.

I do these kind of deals all the time. If it were a new home, you can go land/home through FHA; however, used homes don't qualify for FHA financing. There exist two types of manufactured homes.

I. Vehicles on wheels (that may be removed) that are driven or trailered onto lots. These homes are constructed under minimum Uniform Construction Standards. These produce a uniform minimally qualified constructed product. Financing for these are available through the manufacturers and retail sellers.

2. Pre-fabricated homes built on assembly lines and requiring final on-site construction must meet stronger local building codes. Again, the manufacturers of these homes will provide you lists of banks that finance prefabricated homes. Yes, it is harder to finance prefabricated homes than traditional construction. Nevertheless you will save money when compared to new construction.

3. In today's depressed real estate market, you can obtain far more value by purchasing an existing traditional constructed property. And you have easier financing....

Just drive by any mobile home park and you will see lots of them for sale. Look on the real estate signs and call the agents. They will give you the name of the lenders who give loans for manufactured homes. From there you can pick and choose who will give you a better loan for what you are looking for.

You need to check either Green Tree Financial Servicing Corp.or Green Point Credit Corp., These two lenders control about a third of manufactured home financing. Understand that conventional lenders are generally not interested in the financing of such homes. The market for this type of financing is handled by others. Expect to pay a higher rate of interest on such a structure, as well as havintg a less than 30 year amortization schedule.

Also ask the dealership from whom you intend to purchase about financing. These folks know where to send you.

Government Grants for purchasing personal land?

I am buying 20 acres of land and am having a hard time coming up with the 20% down required by my bank. I heard that there are government grants out for this kind of thing. Can anyone tell me if there is and how to get them? Also note that I am a first time buyer.


The only grants that are available are for first time home buyers and not for land buyers, sorry.

How does Israel justify it's illegal occupation of the west bank and the gaza strip?

Not only does Israel occupy these territories illegally, they have set up jewish only settlements on palastinian land which are in direct violation of the geneva convention. Why does the west support such clearly illegal actions.

Israel unilaterally withdrew from Gaza a year or two ago. More than half the West Bank is governed by the Palestinian Authority. The part that is still governed by Israel is sanctioned by the Oslo accords and other agreements.

Because these territories have no legit national "owner" and thus Israel must maintain security in them. There is no such thing as a "Palestinian" state, It simply doesn't exist and it never has, so it's hard to take any claims that it's "Palestinian" land seriously.

If you want to make a more meaningful argument, you can argue that it's Arab territory. Although that's a bit shady as well.. since the territory in question has only been under Arab control for about 20 years in the last 800.

It would depend on how secure your computer is in the first place and who has access to the library network and how malicious they are.

The best thing you can do is protect your computer by having a security suite of products installed (antivirus, firewall, antispyware, etc) from a reliable vendor (like mcafee or norton, etc) and to make sure the product is properly configured and automatically updating..

You will also want to make sure that Windows is automatically updating all security patches and that any programs you use are secured.

This will at least keep you protected from most intrusion attempts.. and as long as the websites you're using are encrypted (using SSL, have the lock icon on).. then you communications will be encrypted.

Starting Islamic friendly home loans is not the same as establishing Sharia laws. Islamic friendly home loans denotes to special loans within which there is no exchange of interest. This is because interest is haram in Islam.

Islamic banking system is gaining fast popularity amongst the Muslims of the world. That is why non-Islamic banks are also introducing such systems to cash in on the popularity.

Instead of charging 'interest', the bank can charge 'fees'. Either way, they receive the income from the loan. The actions of people in the past do not necessarily correspond to actions of people in the present. Thus, aboriginal peoples can be mistreated differently than can modern Muslim peoples.

1. The NAB is looking to provide loans which obey Sharia law because they have identified a market for that product. The NAB are in the business of making profit, therefore they are looking to provide a product which they have identified will make them profit.

To the people who feel that others will be disadvantaged by the proposed loan. Do your research, the 'interest' (for want of a better word) is factored in at the start of the loan, effectively the bank buys the product for which the loan is intended and sells the product back to the customer at a higher price, this higher price is paid back by agreed repayments.

NAB has already stated this proposed loan product will be available to other customers, not just muslim customers

people of the islamic faith are welcome in Australia's multicultural society. It is people who ask questions like this who we should be worried about 'invading'

Why have the UK gov-appt watchdogs suddenly decided that bank & mobile phone charges are unjustifiably high?

Bank fees for unauthorised overdrafts etc & land-mobile + inter-provider mobile-mobile call tariffs have always been a complete rip-off, so why after all these years have the government watchdogs/regulators finally decided to do something about it?

What has everyone been waiting for?


People have themselves recently been taking banks to court over the unjustifiable overdraft fees. It was something that gathered strength over the internet as more and more people successfully did it and talked about their experiences on personal finance websites.

The watchdogs/regulators only then realised they had to do something about it to justify their existence.

History has shown us that centres of power like governments, big businesses, so-called watchdogs etc. usually are a long way behind the people.

It's like the way people are worried about the environment and recycling etc. right now, but their elected representatives are all sitting around and saying they don't to scare off voters by having policies that are too "green".

They've been waiting for sufficient people to make a fuss about it. Even then it takes them ages and any change of policy that is for the publics good will take for ever to be implemented. Anything that screws us out of a few more quid is in the next day.

Do I pay taxes for bank account?

I might receive money as a gift due to a land sold in another country. I am talking about 10 to 15 thousand dollars. Do I or the bank have to inform the US about it? By the way, most likely would be via bank transfer.


If it's more than $12,000, you'd need to file an IRS Form 3520 declaring the amount of money received and brought into the US.

Wait--something is unclear. Are you receiving the land as a gift, then selling it for cash?

Or is someone who currently owns the land selling it, then giving proceeds from the sale to you as a gift?

The tax treatment of the money depends on which of those two things is what is really going on.

HI i have own a flat purchased by me in 1989 through bank finance when I was an employee of the bank?

The flat is located in Hyderabad, AP. Those days the buying is done by registering the undivided share of land and entering an agreement to construct a flat(agreement is not registered). When I approach banks for securitisation, I was told that the title deeds can not be accepted as security as the agreement is not registered(present laws stipulates). Can any one help me as to how to solve the problem. Thanks

Construction and land loans are harder to qualify for than a loan on a built home.

There is allot more risk involved. Another issue with construction is home values are falling. It can take 6-months to a year to finish a home. You purposed home my be worth 300K today and 250k when complete. Banks need to take this into account.

When it comes to financing, both your land and construction, the problem is if you default which loan gets satisfied first. Like I said above the value of the home can go down at this point and time.

Money wise you are better of looking for a home that is already built. If you want to build you will probably need $$$$$$$$$$$$$$$$$$ down and EXCELLENT credit esp if you want to finance the land and construction and get a good deal on that financing.

They typically do not, unless you are talking farm land. But not for land for investments. The reason being that too many people under estimate construction costs and leave land partially done, and worthless. This is nothing new, it has always been that way.

Usually you pay cash for the land and then use the land as collateral for the construction loan. THis is how I have always done it anyway.

The Palestinians will essentially be given Trans Jordan, and it works by re-confederating with Jordan. Recall that the West Bank was called Trans Jordan till the Six Day War.

How do I come up with enough money to buy some land and build a home & is it cheaper than buying or fixing up?

I would like to buy a piece of land and build a home, then sell it. The problem is I don't have the money. Do they give loans to buy property with no house? Eventually my plan is to profit enough money to eliminate using the banks.


Building is always more expensive then buying.

If you build you will be competing with huge very smart and efficient companies. Unless you can figure out a niche that they don't appeal to and has plenty of money then-no I wouldn't do that.

Buying and fixing up and reselling is also very hard to make a profit on- but you have a much better chance with that and it is easier to get a loan. I think the best way to get started with that is to live in the house for two or three years while you are fixing it up and the profit would be tax free and the loans would be homeowner occupied so the cost would be lower.

My husband and I want to build on my parents land. Can we get a mortgage to build without owning the property? My parents want to keep the land in their name. Would we be able to do that? Would the bank give us a loan to build on my parents property?


The bank won't give you a normal mortgage based on your parents owning the land. However, there might be a couple of options.

If the parents give you a long term leasehold, for instance they give you a 40 year lease on the property - say for $1 a year, or month, or $1000 a year, whatever, then you have an ownership interest via the lease. This is basically what a lot of commercial properties do. They lease the ground and own the building.

The negative for this is that you won't get anywhere near a 100% loan - maybe 60%or 70% of the valuation, so you will need to come up with a good down for this,

The second would be if they bring you in on ownership to the property, in otherwords you hold joint ownership with them. Then, you can get financing jointly.

A final way is with a family trust. You set up a real estate trust to handle the property. The trust gets the financing and builds the home. According to the terms of the trust, the home belongs to you, while the land remains the property of the parents. The problem with this is the land doesn't stay in the names of the parents, but goes into the name of the trust, although it will remain the parent's property, so they may not go for this. Talk to a good real estate and probate lawyer about the options.

No. You would have to be on the deed of the land. They dont have to give you the land just get a new deed with your name and theres on it that should be enough. Just call your lender and ask. But that does mean you and them own the land. Not them solely. I know for a fact they wont give you a loan to build on some one else land your name must be on it.

The bank will probably want the property in your name. If it's going to be your house, why wouldn't the parents NOT want to get their name off of it, just in case you have to foreclose or something happens? That's what the banks keep in mind, "What if?" Also, if something happens between you & the parents, they can have the property & leave you with a mortgage for nothing. You could sign a 99-year lease or something for the land from the parents. You can lease land and own the improvements, but not many banks work with lease-holds. Ask around, but I don't think that is the best way to do it. Can you buy the land from your parents?

Maybe if they gave you a 99 year lease and cosigned the mortgage.

Then if they foreclosed at least they could get the money from your parents.

Do you really want to build on land you don't own? What happens if your parents get mad at you and kick you off the land? What if they die and leave the land to other people?

Your house would be part of their estate and could be sold to pay for a nursing home.

Ask them to sell you one little tiny corner of the land even if it is only 7000 sq ft out of 20 acres it would be your little lot and your home not a house you paid for but never really own and couldn't ever sell.

Did you send an email to an unfamiliar email address? If so, then someone may be trying to scam you. I got a familiar email from some so-called company in Turkey. The mistake I made was answering an email about a job. They claimed they saw my resume on monster.com and then emailed me about some US monetarial transaction garbage, that I would get ten percent of every money transaction I did. They sent me checks in an envelope that I was supposed to deposit, but I didn't. There was no return address on the envelope either. There's more to the story, but the long and short of it is that It's a scam. If that's what your email from Africa is about, delete it - don't answer it!

They buy them and try to rip you off. The address is confidential until you go out on something and buy it or use it in some way. Do not replay and put it in the spam folder to get rid of it.

Transfer of land by fake Power of Attorney. What action is possible now?

The land was belongs to my father. In 1990 "A" prepared fake power of Attorney and sold the land to "B". In 1995 " B" had sold land to "C". But So far "C" has not taken care to change the land record. In 20001 "B" took bank loan on the land. Now he has repaid bank loan. In above transactions all documents are registered. What are the ways to recover the land or compensation?


What all these power of attorney (even if registered instruments) has to do with the actual ownership of the immovable property unless these were used by the buyer to get the revenue record of the district where the property is situated changed/mutated. If the revenue record with the Tehsildar/Patwari says the land/property is in the name of your father then he is the real owner as no mutation ever took place with regard to new owners Mr."A","B" or "C" etc then what these guys till date were doing was passing the pillow game amongst themselves with the revenue record nothing to do with there game as it was not told about all this because in order to get the mutation a proper sale deed where proper stamp duty has to be paid which goes in the government Exchequer & I feel nothing of this was done by any of these great personalities. However first check the complete revenue record with regard to the land/property with regard to Stamp Duty paid on sale deed by any of the person who if got the mutation of name done at anytime, if no such thing exist then your father still be considered as lawful owner. The proof of any immovable property is with regard to revenue record that exists in the District where the immovable property is situated & in whose name the property exists. The sale of property is complete with conveyance of the immovable property which is said to be complete with the registration of the sale deed which happens only after exact Stamp duty & other local property charges are deposited in the Treasury of the District Office. All these information can be collected from the office of the Tehsildar/Patrari/Revenue department. There are cases where power of attorneys are made, even got registered & passed on from one to another person. Some banks which are in hurry to give loan agree with the registered power of attorney as sufficient proof of land ownership by its holder, all this doesn't mean the law of the land will go by what any silly bank does in its loan giving transaction. The court will only recognize the actual revenue record which exist in the District & if that record shows that your father is the owner of the land/property then let all these power of attorney holders go for fun ride.

in my opinion if you prove beyond doubts that the "Power of Attorney" is fake and In 1990 "A" sold the land to "B" using that fake power of Attorney, you have a chance to recover through court processes but another decade you need for that.

You will have to talk to an attorney about this one. It is complicated and spanned over almost two decades already. The laws back then and the laws now are changed. I do know that happened in my husbands family in Mississippi and they could never recover the land....

Question in regard to owning land & equity - building a home?

That is what should happen. Be prepared right away for hassles with the DER because of the pond and their desire to "protect" it. Later on you may have difficulty with needing to get flood insurance (depending on how the pond is fed).

If you get a construction loan, you will need to take all the builder's info (including his insurance info) to the bank. When a construction loan is approved, they hand out what are called "draws." This means the builder gets 25% of the cost to start. They will set up times to come out and inspect and photograph the project, and he will get his draws in 25% pay-outs. They hold onto the last draw until all inspection folks have been satisfied, the work was completed to the specs on the plans, and the local authorities (i.e., zoning people/building permit folks) are satisfied.

They will put a value on the land and use it like they would cash. If amount you owe vs what the land is worth fit in the banks parameters you are good to go.

I bought a repossessed mobile home the land owner is trying to get back lot rent. is this legal?

i understand that i should pay from the repo date and that is fine but should the land owner not go after the prior tenants for the back rent since they put it there, the bank nor i did. what is the legality in nc for this and can i file a writ for the home to be moved? land owner wanting over 4k that is ridiculous.


This person is just trying to get money from you because they can't get it from the previous guy. This debt has nothing to do with you. He just hopes your stupid enough to pay him to leave you alone.

Better contact a real estate attorney, you may be responsible for that back rent. The company who handled the transfer probably should have made you aware of that and if you are responsible you may be able to make them pay for it....

For management study in OXFORD University loan was taken from Bank at USA (as banks in India did not grant loan for want of security like house property/land) for which interest is paid to such bank. Please let me know whether the amount of interest paid to such USA bank is deductible u/s 80E in computing the net taxable receipt ?


If you are still studying in USA and/or working there, check it on IRS website (if you can claim it in USA) while you earn there.

If you plan to work in USA, it is fine to take in USA because of forex conversion. I think you took it when $ was weak and that was the good time to take a loan.

In India, from 2008 onwards, the interest is now deductible and not so attractive to take a loan for foreign studies.

I have land if i dont pay for it i know i will loose it. can the bank come after me for anything its not tied?

Your questions seems to be if my land is for foreclosed on because I am not able to make the monthly payment, could the lender attach other property of mine or come after me for a deficiency judgment.

At least that is what I am getting from your question thus my answer.

When signed your loan docs for the house or property it was listed as collateral.

Normally the lender will only go after the collateral that is on the loan docs, that is the house that you purchased with the loan proceeds provided by this loan.

If you have another property, it will not normally be touched.

Normally lenders use the non-judicial foreclosure procedure in foreclosure. This allows them to take the property immediately after an unsuccessful foreclosure sale. After all the legal papers are complete they can then sell the property to reclaim as much of the loan balance as they can.

Using the non-judicial foreclosure procedure the lender normally will not go after a deficiency judgment against you for any reason and most states will not allow them to. They just want to sell the collateral and get back as much as they can of the loan balance.

If the lender use the judicial foreclosure procedure then they would normally have the ability to go after a deficiency judgment. Under this procedure you normally would have from 30 days to a year to reclaim your house depending on which state you reside in. Since you can reclaim your house the lender can not sell or do anything with it until the redemption period is over. Even though the lender using this foreclosure procedure can normally go after you for a deficiency judgment, they will not.

The reason being is that they would have to go through the court system. With the court system being the way it is it would be to expensive and time consuming.

You will go into forclosure and lose it and it will ruin your credit for a decade. Your best bet is to sell it to an investor before that happens. They can take over the payments and if you have some equity you may even get some cash in your pocket. And best of all you would be able to get a loan for a car or whatever again because it wont hurt your credit.

You probably know which area you want to purchase in already. The best way to do this is to go to the source. Go into the banks in the neighborhood that you are interested in and ask for their foreclosure lists. The banks want these properties off their books in the worst way. It really screws up their cash flow and they will go out of their way to help you purchase one of their foreclosures. In many instances they will come up with special loan packages just to help you out. Its a Win Win situation. The bank clears its books and you get a good home at a good price. Why talk to agents and middle men when you can go right to the source and do it yourself. Good luck.

Some Realtors have listed reo (bank owned) homes and land. I sell reo homes for several banks, and some are very good prices. Contact your local realtor and have them search the mls for bank owned homes for you. You can go to www.homesteps.com, this is a bank website to search for foreclosures.

Find a good agent who knows how to search the MLS for them. Going directly to the lenders doesn't work very well because most of them have agents signed up to take care of cleanup and marketing. Also, it's very hard to get through to the actual decision makers at the lenders!

My land lord is moving and won't pay the mortage,they said that it will go back to the bank.?

You do what your lease specifies untill you recieve notice the house has been sold. at that point you might put the rent into escrow while things sort out. Under foreclosure, the buyer usually had 30 days to take posession; rental is at his discression and the lease is not binding to him.

No allowance for relocation fees.

The bank is apparently not assuming the lease which you may have with the former owner. If you want any damage payments, your only source is the former landlord. He's the one who didn't transfer his lease to the new owner.

(Good luck with that one. If he can't pay the mortgage, he can't pay you EITHER.)

You ought to start looking now. Once the bank takes over, your lease and any agreement made by the landlord is null and void. Forget trying to get a relocation fee. Your landlord sounds like a deadbeat. Get out before the bank shows up with an eviction notice.

You have no idea of how long your landlord has been in foreclosure and don't take his word for it...assume it can be in any day.

This is one time where you don't get a legal 30 day notice...it can be as little as THREE DAYS. Foreclosure is the exception...it's not the bank's fault the property was rented, so they are not required to give you additional time.

I would be out as soon as possible. The landlord is not responsible for your relocation expenses...however, if you can prove the home was in early foreclosure when you signed the lease, you may have a case.

This can be easily proved by asking the court house of a "lis pendens" was filed against the property, and there probably was. Just get a copy, and that is your proof..

You're not entitled to a "relocation fee". It's amazing what people think they "deserve". If the house goes back to the bank you'll most likely pay rent to the bank until they can sell the property. The new owner can keep you as a tenant or evict you.

If you know for sure he is doing this, dont pay him a dime! This happened to my friends in Mi. The hubby and wife divorced and both declared bankruptcy..So, she kept every single bit of paperwork she got from them and the bank, but she lived there rent free for several months until the bank kicked her out! Be prepared to move quickly once you get notified...Good luck

I am buying my home on land contract. The owner has filed bankruptcy and the home is in foreclosure. What are my options? Can I simply walk away? I am paying the bank instead of him now. If I walk away from the home will there be repurcussions?

How can i get a loan for land that has structures that have no value, but have utilites, and i can live in?

a 10 ac lot is $150000, but being sold as land, it has a small house and trailer on it with utilities which make it livable, but not considered value. i want to get a loan to buy the land but explain that i will be living on the property. Can i expect a bank to loan me something less then the customary 20% down on land loans?


I'd go with a construction loan on the property if you're able. Probably not going to be at less than 20% down, though. It is sometimes possible to get a residential loan if you're able to live on the property, but the home had better be up to par.

Lenders are much more conservative right now with their money due to the number of foreclosures going on, so I wish you the best of luck in getting a loan.

You probably cannot get a residential mortgage, but you can get a business loan or construction loan if you have a business plan for building improvements on the property.

If you go through a Bank, your LTV will be between 65% and 70% depending on the Bank. Have a financial institution order an "as is" appraisal and ask that any value/if any for the fixtures be added to the land value.

You can take the money and go somewhere else or do nothing and live there rent free until the bank kicks you out. If you wait you will probably save money (maybe alot of money) because evicting you will take time (maybe alot of time - depends where you live) but this will show up on your credit and hurt you for years to come, so taking the money may not be a bad idea (assuming you can just rent somewhere else). Also, why not ask them for more. Tell them they can have it in as-is condition if they give you $1500 (or whatever number you want to give), and by the way if they pay you to leave you won't let the place go to hell while they are evicting you. Do some research first and find out how long it will take them to get rid of you, and just quote them a number that is less than their probable holding costs.

There is legislation in most states right now amending Landlord Tenant Laws for tenants facing eviction due to the landlord's foreclosure. Some have already passed into law & have had the Landlord Tenant Laws amended to reflect this.

If the property is in deed in foreclosure, there should have been a notice mailed to "occupant" and also affixed to the front door.

As a tennant, you have the right of due process and that includes a writ of eviction from the owner.

I would demand that they follow the law and give you a proper length of time to find a new place.

Sounds fishy to me! A guy just walks up?? Did he have any proof of who he was- did you check his story out? Call his company- Any bank would have foreclosed long before if they hadn't received payments for 8 months or a year!! Not sure what his deal is but something isn't right! Good luck!!

Have you talked to your landlord? What money of YOURS did he run off with? Did he drain your account somehow? Rent money is his, not yours and he can spend it however he sees fit.

No "regular Joe" should be involved with this. You should hear from a bank rep, who will in fact give you cash when you turn in the keys. If you do not deal with him you deal with the county sheriff who has no cash, only a writ to remove you from property that you have no right to be in.

You can help yourself with the depression by packing up your stuff and finding another place to live. It is hard to be depressed if you are busy.

You also need to try and get ahold of your landlord. While the rent money is his, any unspent monies from your deposit are yours and he has 30 days after you move out to return them to you, just as if he still owned the house.

This is a problem that is happening with rental properties. You unfortunately have to leave; as of now the law doesn't protect renters of properties being foreclosed very well, if at all.

The only option with your landlord is to go to small claims court.

How can I start having a Paypal account?

How much is a plot of land?

I am 16 years old and have a couple grand in the bank. Is there such thing to buy a peice of land anywhere in the US for saaay...less than $8k? I don't know. I live in southern California and a plot of land where I live is around $1-2 million.

If you had formed a single member LLC, then you could just use schedule C on your personal income tax as the IRS considers the single member LLC a disregarded entity. If you have two other family members as members of the LLC you will have to file a separate return for the LLC.

It should file either a corporate or partnership tax return. IRS does know if there is income. IRS says a tax return needs to filed when the entity has assets or employees.

A land contract does convey ownership but only after the property is fully paid off. Make sure if you do a land contract that you get a title insurance policy, that your land contract is a recorded document, and that you or a third party pays the taxes.

If the seller does not own the property "free and clear" that creates major problems. First the sellers lender will most like call (acceleration clause) the loan if they find out if the property has been sold. Second, is that if the seller doesn't make the payments to his lender the property would be foreclosed on and you would lose everything. This is inspite that you make the payments to the seller in good faith. Often in these types of sales contracts when the seller stills owes money the parties hire a third party note collection service to collect the monthly payments and taxes from you, then pays the sellers lender directly, and gives the seller the rest.

The big scam with land contracts is that the seller can keep selling the same property over and over again. If you have title insurance and you have the contract recorded it makes it harder to for the seller to commit fraud.

Also, with a land contract your seller doesn't have to go through a foreclosure process. If you default he can just file a paper with the county recorder declaring a default and resell the property again. Just like a repo on a car or personal property.

My advise, is not do it, the risks are very high for fraud and there is little legal protection for you. Consult your attorney.

Remember, Mahmoud Abbas and Yasser Arafat were always advocates for the so-called "staged plan". Meaning that they would gain all they could through diplomacy, and then finish Israel off through jihad.

Hunting/recreation land loan (How to procure?)?

I'm considering purchasing some hunting/rec land between 40-80 acres. I only want to spend less than 100k and have found many properties that meet this standard. I can put down 20% but need a loan for the rest. I can't seem to find any bank that has a loan for raw land. Any suggestions? Yes, my credit is great and I have a strong income and debt ratio.


You would have to find private funding, a hard money lender. Banks will not finance this.

We are considering buying a land lot soon?

The lot is bank owned so there is no disclosure. Is there anywhere online that I could find out if there are already utilities on the land?


The info should be available with the bank selling the land.

Grandma in Germany sold land 17 years ago and invested through bank - money worth 1/2 now! Corruption?

How likely do you think it is that money invested by a widow 17 years ago (approximate value in today's standards would be 200,000 Euro) was worth only 110,000 Euro upon her death? Do you think a HUGE German bank (renowned) could be corrupt since her only living relatives were in America? Also, she has three account numbers written down as being in effect and had no statements - they have 'no record' of AND when she became incapacitated, my mother was with her in Germany, shortly thereafter she received a note from the German bank indicating that 'per her request' they have TRANSFERRED 80,000 Euro and we have no idea where it was transferred to. She was far too sick, for even months before that, to have made any requests. My mom had been there with her for about two months but this request occurred when my mom went to the bank to get money to pay her bills and they found out about her incapacity. Then - bing, a letter about a transfer was in the mail! What do you think?


Unless she has a statement given to her by the bank on the date of the transfer, that money should not have been moved. Considering the age of your grandmother and the circumstances, it sounds like a case of either identity theft or bank fraud. From what I've heard about European banks, it is more likely a case of identity theft. The bank should give you all the info regarding this matter, as long as the owner is still alive. If not then it would certainly become a court matter.

Put it in the bank until you thoroughly research where the best land purchase may be. Be sure that your Realtor has ascertained that the land has a buildable lot, in other words, that a structure can be built on it. Also to be determined is the readiness of the soil for septic, unless you're in an area that provides sewer service, the capacity of the sewer (3 bed or more) and if you can dig a well, if a public water supply is not nearby.

Also your Realtor should find out for you if there are any environmental concerns in the area, such as contamination, and the future plans for development by others.

Otherwise, you could be easily waste your money on property that you're unable to use or sell after taking ownership.

you can use the intrest on the mortgage for income tax and it always helps your credit score to take out loans

i also would put some of the $$ in CD's they make better intrest then a savings account and you can do a 5 yr one after the 5 yrs take the intrest you got on the first one and open 2 CD's for 5 yrs one with the intrest one with the first amount then in 5 yrs open another 4 with the intrest and starter money you will get well worth your money out of it

Put it in the bank, use an interest earning account with a low cancellation fee (usually the only penalty is they wont pay interest if you take it out before a specific date). When you buy the land use financing and you can use that money as collateral if its in a CD or a negotiable instrument and have it still earn interest.

Did they take the taxes already? If not, I'd sure put aside for that.
