A land owner has a land without patta for sale. but he says he got cmda approval and building plan approval. ?

Is it possible? without patta, will any bank give loan? Is patta not a must to get cmda approval and building plan approval? Or, registration of land alone is enough to get such approvals?


I think registration should be enough... but you can get clarification same through RTI application to Registration office

you need the land in your name by registered document.

the title should be clear and tracable for 33 years.

you must be in possession and enjoyment of land.

then you will get approval from CMDA.

patta is an additional proof of ownership only.

so you can get approval as well as loan from bank.

there is a catagoty of land gramanatham which means land demarcated exclusively for residential purpose.

the seller should have doccuments of registration of the property...

I do not think CMDA wil give approval for land without patta, neither any bank will give loan, if u are planning yo buy then u must go through all the legal procedure.

patta is a supporting document for the land
