What happens to Jewish settlements if and when......?

What happens to Jewish settlements currently built and to be built on West Bank lands once complete independence is established of the "State of Palestine"? Which country will these Jewish settlements be considered a part of? The State of Israel or The State of Palestine? Keeping in mind, these current Jewish settlements are on land which is to be the future State of Palestine.

The Jewish settlements will most likely be demolished, and the settlers evicted. And the question will become Moot.

(See: "Gaza Disengagement" for more - http://en.wikipedia.org/wiki/Israel%27s_unilateral_disengagement_plan )

If it ever happens, they should be considered a part of Palestine. But Israel won't accept that.

The religious zealots who currently inhabit these lands should be repatriated to Israel by the Israeli authorities.

The sooner this happen the sooner peace might be established.

Ideally the homes should be left for the use of Palestinian nationals but on past experience, I suspect these zealots will probably destroy every single building before leaving.

Israel Rocks deal with it Palenstine,

As of now, it is a big "if" an independent state will come into being.

But you ask a very good question.

Many proponents of the so labeled "peace process" say that in order for it to come to fruition they will have to remove everyone who is Jewish from the West Bank.

People who advocate that do not seem to ponder the following questions:

- Why should they be forced to leave merely because they belong to a specific ethnicity? Is that not similar to those who advocate the removal of all Arabs from the West Bank?

- If the settlements are to be removed, are Jews then allowed to live in this "Palestinian state"? Are they allowed to own land?

And if the answer is "yes", then why not just leave them in place?

Atheists: If you don't believe in God, how do you play games like Monopolyâ„¢ or Candy Landâ„¢ with each other?

After all, if there's no God, and no punishment for breaking the rules, what's to stop you from stealing a little extra money from the bank or putting an extra house on one of your properties when the other players aren't looking?

If there's no God, anything goes, right? Why not move counter-clockwise around the board and murder a baby every time you land on Free Parking?

Because if I didn't believe in God, that's what I would do.

That's why I'm always the banker and keep extra dice with me. When I get a chance, I toss a die off into a corner and sneak a few extra bucks when everyone looks away to the noise like all gullible people do.

LOL!

@Wish You Were Here: It says in his profile that he's an atheist. Trying checking the profile before you get butthurt.

Why, oh why do theists think that lack of belief in any of the hundreds of thousands of gods, goddesses, and other forms of major and minor deity dreamed up by man has ANYTHING to do with morality?

✖ List of Gods:

http://www.lowchensaustralia.com/names/gods.htm

✖ List of deities

http://en.wikipedia.org/wiki/List_of_deities

Your god, or any god for that matter, has nothing what so ever to do with morality and it seems as if theistic belief in a magical punishment for being bad doesn't seem to stop theists from being actually MORE immoral than the atheists I know.

You HONESTLY think that Atheists kill babies? That is more likely to be something that a delusional theists does because his/her "God" specifically tells you to...

✞✝✞ Happy To Kill Children ✞✝✞

Comment

Ask a Christian friend whether he or she should feel happy to dash a child against the rocks. Your friend will most likely stare at you in horror, much less believe this idea exists in their sacred Bible.

Many Churches have found this verse quite embarrassing. It gives no wonder why priests, Jews, and Christians alike, who quote from Psalms 137, http://www.blueletterbible.org/kjv/Psa/Psa137.html#top always leave out this last verse.

See also Isaiah 13:16; http://www.blueletterbible.org/kjv/Isa/Isa013.html#16 Hosea 13-16 http://www.blueletterbible.org/kjv/Hsa/Hsa013.html#16

"And toward her young one that cometh out from between her feet, and toward her children which she shall bear: for she shall eat them for want of all things secretly in the siege and straitness, wherewith thine enemy shall distress thee in thy gates."

Deuteronomy 28:57 http://www.blueletterbible.org/kjv/Deu/Deu028.html#57

Comment

Here we have the horrific calling for cannibalism. It comes even more barbaric considering it calls for the devouring of their own sons and daughters.

Hardly anyone today accepts cannibalism, yet many fundamentalist Christians would have us believe that cannibalism or some other depravity will result if we choose not to believe in God or to choose another god.

Stealing money from the bank is half the fun of Monopoly. Makes the experience more realistic too.

I murder people who cheat at Candyland.

Nice trolling...

All my friends are spies for the KGB. The will know, they always know.

Wow, you have no actual morals then, If all your morals are dependent on a God being real.

And Christians steal ALL the time.

There isn't!

Well, we all know that if a Christian discover there is no God he would start to eat babies, but for some reason we don't do it so often o.O

Troll win!

So your belief in a mystical being who punishes people is the only thing standing between you and breaking all the rules? How sad for you. I follow the rules for the sake of following the rules. Not because I'm afraid of spirits. This is why law-abiding atheists (and most are) are morally superior to religious people who only obey the law because they fear their angry sky fairy will punish them if they don't.

What does not believing in sky fairies have to do with abiding by the norms and mores of societal behavior.

You sir, are a coward if that's what you would do. And we aren't cattle prodded into doing good like you, we do good on our own.

What's wrong with cheating in Monopoly? After all, in the real business world the white collar businessmen always steal from the cookie jar, it's just typical white collar shenanigans.

well you have problems then, im sorry you need a god to keep you from murdering somebody. i dont believe in any god and i dont wanna murder, steal, cheat or anything. i still strive to be a good person and a good citizen, i dont need a god for that. such a close minded individual.

Wow! A blatant Poe, coupled with a totally Poeish screen name, and you still get people responding as if you were serious. Bravo. Well done.

Their called Atheists with morals, sweetie. I know plenty of them, if you'd like, I'll introduce you.

That why you always lose when you play against me

So you are saying people who believe in irrational concepts (i.e. God) are in fact murders are thieves at heart?

My sentiments exactly.

Your argument is fake to me because I don't believe you would cheat like you claim. For starters your fellow players would stop playing...

I believe in people and in people's abilities to do good and act in moral ways without being forced to by a supernatural policeman (a.k.a. God).

You don't need supernatural police when you've got real police... It really is that simple!

Love comes as naturally as hate... Freewill exists... If you see truth and turn your back on it then that is the greatest sin - Peace!

There is your problem. Your moral fiber is so weak that only the threat of eternal hell fire keeps you from acting like a sociopath. This is truly a sad thing to admit.

i heard on NPR the other day that monopoly is adjusting for inflation.

instead of collecting $200 for passing go, you get $2,000,000.

because that's a lot of paper money, all the new monopolies are going to start using monopoly credit cards.

so that whole stealing your neighbor's money (which makes monopoly so much fun) will be in the past.

Morals come from religion, this is true. Now, tell me how many in your church have their little dark secrets? It's not the belief, it's the heart that matters. And by the way, as you have judged, so shall ye be judged. Also, the murder the baby thing came from your head, not some atheist. If you are a Christian, don't embarrass me with your hypocrisy. If you're not, go back under your bridge.

monopoly is such a dull game.. my sister swallowed one of those little houses once, when she was like 3 or 4. We were fighting and she was trying to prove a point, then my parents took her to the hospital :)

So if you didn't have a book telling you what to do, you would abandon all morality?

We do good and behave in a moral fashion because humans are imbedded with a sense of right and wrong. If only a book of rules is keeping you from becoming a psychopathic murderer... you sound insane.

Good point lol!

There's no morals without God.

What general problem is behind the trend to fencing &wall-bldg of international land borders around the world?

For example, fences & walls are being built around the world in places like the border between Bangladesh and India by India; the border betw the Palestinian West Bank and Jewish Israel by Israel, and the southern border betw the US and Mexico by the US.

Unequal distribution of wealth, income and access to opportunity.

Asker's Rating Comment is sensible than the intention of the Question and 'Additional Details' provided. In any case, it's good to know that he acknowledged that "I challenge anyone to prove that fences and walls have achieved anywhere their purpose". Good Luck to the insecure fence-builders! http://answers.yahoo.com/question/accuse_write?qid=20070626061039AAMzNVE&kid=NbUvWzS_UzMDrtfjZFd4&s=comm&date=2007-06-29+18%3A06%3A38&.crumb=

I am wondering what logic lends anyone to think that fences have no effect, or even facilitate unwanted indviduals from going somewhere they are not wanted. So fences don't impede illegal immigrants? http://answers.yahoo.com/question/accuse_write?qid=20070626061039AAMzNVE&kid=NbUvWjW7WDXb8vBZME2D&s=comm&date=2007-06-30+06%3A54%3A16&.crumb=

Your logic in another arena makes as much sense.... police don't elimate crime so let's do without law enforcment.

Wake up you sleepy heads! Hungry, minimally educated Mexicans aren't the only potential immigrants that the US could be absorbing. http://answers.yahoo.com/question/accuse_write?qid=20070626061039AAMzNVE&kid=NbUvWjW7WDXb8vBZME2D&s=comm&date=2007-06-30+06%3A58%3A57&.crumb=

Why do people want 8 million almost literates instead of 8 million tech workers with graduate degrees paid for by another country?

Is it because we are afraid of our place in the US food chain? Now who's insecure? http://answers.yahoo.com/question/accuse_write?qid=20070626061039AAMzNVE&kid=NbUvWjW7WDXb8vBZME2D&s=comm&date=2007-06-30+07%3A05%3A48&.crumb=

Bizsmithy, The Q is more general than you are willing to recognize. Also history is replete with walls and fences that did not achieve their purpose. eg Great Wall of China, Hadrian's Wall in northern England, The Berlin Wall, The Maginot Line between Germany and France. http://answers.yahoo.com/question/accuse_write?qid=20070626061039AAMzNVE&kid=NbUvWjK_UjPYy_Y.ECEb&s=comm&date=2007-07-01+08%3A35%3A10&.crumb=

Of course fences and walls are physical barriers to movement, but the real purpose behind their construction, why they were built, is the issue here. http://answers.yahoo.com/question/accuse_write?qid=20070626061039AAMzNVE&kid=NbUvWjK_UjPYy_Y.ECEb&s=comm&date=2007-07-01+08%3A35%3A32&.crumb=

Point taken, with two conditions:

1) Walls are only meant as impedements, as the walls listed above illustrate. Hadrian's wall, the Maginot line and I believe the Great Wall were all part of a larger constellation of deterrent actions which included war making retaliatory capabilities. http://answers.yahoo.com/question/accuse_write?qid=20070626061039AAMzNVE&kid=NbUvWjW7WDXb8vBZME2D&s=comm&date=2007-07-01+20%3A15%3A02&.crumb=

2) Not specifying the interval with which to judge a "wall" as successful gives the probability of success an infinite denominator. All things are failures over the infinite term. http://answers.yahoo.com/question/accuse_write?qid=20070626061039AAMzNVE&kid=NbUvWjW7WDXb8vBZME2D&s=comm&date=2007-07-01+20%3A23%3A14&.crumb=

The real test is whether they function long enough to justify their cost. I'm not sure that any of the wall examples above fail this test, even the Maginot Line. http://answers.yahoo.com/question/accuse_write?qid=20070626061039AAMzNVE&kid=NbUvWjW7WDXb8vBZME2D&s=comm&date=2007-07-01+20%3A24%3A07&.crumb=

I wish, esteemed questioner (smarttrollkikker), that you were receptive to allowing folks to add you to contacts. I understand why you do not.

Peace and best regards.. http://answers.yahoo.com/question/accuse_write?qid=20070626061039AAMzNVE&kid=NbUvWjW7WDXb8vBZME2D&s=comm&date=2007-07-01+20%3A28%3A48&.crumb=

"Good fences make good neighbors." That was either Mark Twain or Will Rogers. A fence demarks that this is mine and that is yours, making it easier for me to declare war on you if you cross this line. Fences have been used throught out history for protection, i.e. Great Wall of China.

Fences simply reinforce national boundaries when other nations don't respect the sovereignty of a neighbor. It's largely a symbolic show of the resolve and will of the people whose nation is being over-run by some perceived, unwelcome intruders.

The need for fences comes from increasing disparities along the dimension of developed pragmatic institutions in one nation and feudal confederacies of either corruption and/or superstitious histrionics in another.

Putting up of fence by India's unilateral decision on common borders between India and Bangladesh is more a political gimmick then to prevent Bangladeshis crossing over into India, which is farthest from the truth.

It is true that many people go to India mostly for visiting their families (mostly Hindus), business, better medical treatment, and negligible few for better prospect. India's print and electronic media would drum-up their leaderships' claim that Bangladeshis are standing 'on your marks - get set - ready - go' mode to jump into India, the way the Mexican would to get entry into U.S. This is outright faulty assumption. Indian leaders want to pressurize Bangladeshi governments by lodging one after another psychological wars, and border fencing is one of such wars.

I got the following from Internet search, From Wikipedia:

India was Bangladesh's key ally in the Bangladeshi Independence War of 1971 and even after the war provided military and reconstruction aide to the country. Throughout the years, relations between both countries continue fluctuating as ongoing border disputes and insurgency plague both nations. Bangladesh claims that India feels too comfortable in playing the role of "Big Brother" to smaller, weaker nations and India accuses Bangladesh over harboring Indian separatists hiding in Bangladesh. Nevertheless, recent peace agreements and strategic economic cooperatives have somewhat eased tensions.

[Edit]: As per the Additional Data and Link provider by the Asker, I would maintain the fact that the fencing of Bangladesh was more to do with punishing the then 'errant' rulers, though democratically elected in Bangladesh, who foolishly wanted to have independent foreign policy, instead of towing India like its favorite leader in Bangladesh Sk. Hasina of Awami League. We do not want confrontation with a country like India and with today's statement by visiting Indian Foreign Secretary Mr. Shiv Sankar Menon we can see ray of light in the improvement of relationship between this two neighborly countries.

RE: http://news.yahoo.com/s/ap/bangladesh_fenced_in;_ylt=Ah.fSB_Buypua36_f6T.GogDW7oF

In the United States, the decision to fence 700 miles of the Mexican border triggered months of political debate ranging across issues from immigration reform to the environmental impact. When Israel announced it would build a 425-mile barrier around the West Bank, an international outcry erupted.

But there has been barely a ripple over India's far larger project, launched in earnest in 2000 amid growing fears in New Delhi about illegal immigration and cross-border terrorism.

The Bangladesh government made a few complaints â€" the fence felt like an insult, as if their country was a plague that needed to be quarantined â€" but soon gave up.

India has become enamored with fences in recent years.

First it started closing off much of its border with Pakistan, trying to stop incursions by Muslim extremists. Then it turned to its other Muslim neighbor, Bangladesh, and has been building the fence intermittently ever since.

There's no clear completion date for the $1.2 billion project, which when finished will nearly encircle Bangladesh â€" leaving open only its seacoast and its border of about 200 miles with Myanmar.

If you sell some land can the seller choose the method of payment?

My real estate agent found a buyer for my land a couple of days ago. The closing date is 4/20/06. I will be moving very soon and changing banks. I would like to be sent a check by mail instead of direct deposit. Is that possible?

It depends on the process of the buyers Title Company. They are the ones responsible for providing you with your funds. You may want to check with them. They might be able to provide a check instead of doing a direct deposit.

It may be different in other states but land in Minnesota can not be financed, Cash only.

I think so, but do you allways want to hear "the checks in the mail?" Direct deposit, you can call and if the check isn't there you can get on it right away.

Why when you try to have a car financed the bank will not allow you to get an older one??

I am looking for a Land Rover and I have the usual amount as the down payment, which is around a thousand. Is it possible for me to buy an older one ( 2002-2004 )??

From the banks point of view, they may need to repose the car and sell it off to recoup some of the loss (if you don't / can't pay).

But on used cars those resell values are much lower and so their losses are much higher

On used cars, you can often only get personal loan (meaning they can come directly after you for return of funds - instead of just coming after your car).

it's possible, the bank might not give you the super low interest rate tho, but see if you can utilize a credit union instead.

Banks will finance some used cars - the only reason they don't want to deal with it is value is much more subjective. If you buy a new car, they know it will be worth @65% in a year based on mileage if you flake on them ... (and they repossess) but a used car is hard to say because the price will vary so much - they just don't want to deal with it but look around - some people will do it especially now that the housing mkt is dead, they have to plow the money somewhere.

A man stands at a point A on the bank of a straight river, 2 miles wide. To reach point B, 7 miles downstream?

on the opposite bank, he first rows his boat to point P on the opposite bank and then walks the remaining distance x to B. He can row at 2 mi/hr and walk 5 mi/hr. Where should he land so that he reaches B as soon as possible?

f(x) =sqrt(2^2 +x^2)/2 +(7-x)/5

=sqrt(4+x^2)/2 +7/5 -x/5

Now find f'(x) and set =0, solve for x.

Set there is an opposite point C at another side of the river to the point A

and the man should land at the point D, which is one point between A and B

so, the time cost is (x+2)^0.5/2+(7-x)/5

calculate the derivative

1/4(x+2)^2-1/5=0

we get x=-7/16 is nagitive

so the man should directly land at the opposite point C

Reparations in the form of land, could it be the end of america as we know it?

Ok, when all of the people who got home loans who can't afford them are foreclosed on and the government has taken over the banking industry, they will essentially be in possession of a vast amount of land. In the spirit of redistributing the wealth, how likely is it that land will be given out as reparations for slavery and to native americans?

O'Bummer, Pelosi, and Reid have enough crazy Marxist / Socialist ideas. DO NOT give them any more. Wait until your dollar is replaced by the AMERO currency on July 1, 2010, which will be like the Euro but for former USA, former Canada, and former Mexico. If you think things are bad now, you ain't seen NOTHING, yet...

Do you have any rights on your house, even when it belongs to the bank?

So USA, bought part of Mexico (illegaly), it does not mean that Mexicans do not have any rights on THEIR land and I am talking about Mexicans and not about the Government. If you don't like all our Mexican guest.....You can head back to Europe anytime.

You seem to think that the land that the house sits on belongs to the homeowner. Even with no mortgage and the deed in your hand, it's not so, not even in the USA. Try giving or selling your house to an enemy of the state, Osama bin Laden or Fidel Castro. I'm not sure who Mexico doesn't like, but I expect the principle holds there, too. Someone will appear to tell you you cannot do that. Why not? Because a law greater than your claim of ownership overrides it.

Care to specify what you're hypothesizing?

Wow, you're a really tuff guy behind a computer screen!

WHY SO YOU CAN DESTROY IT LIKE YOU DID MEXICO?? YEAH THATS WHAT I THOUGHT

Your question should be: After you sell your house do you still have rights to it?

Your question fails on so many levels. I am sorry that I even attempted to answer it.

Here is an equally unsound argument: I owe The Beach Boys millions of dollars. I bought their albums from a garage sale. I then lent them to my neighbor who make a casette copy. They can come to my house and take whatever they want, whenever they want.

A mortgage does not mean the bank owns the house. It means you own the house and the house you own is collateral for the loan you used to purchase it. Those two are different. It is also different to be here legally versus illegally. Although there may still be unsettled land disputes in some persons minds, the US has recognized borders and laws that govern immigration.

Did the bank foreclose on your home and buy it back at a trustee's sale?

If you belive there was a defect in the process that the trustee followed, you may have some rights to the house or other remedies.

I recommend that you contact an attorney.

With respect to whether or not the USA bought part of Mexico illegally, I think that was settled long ago.

Mexicans have plenty of rights - in mexico. I like the way you re-write history - I guess I can declare myself Queen of Denial.

You forget that those who lived here and had been Mexican are now Americans who disagree with you.

Everytime people like you open your month one more joins the rank of people who hate you and you put one more nail in your coffin.

Keep on babbling we love it.

I would like to refinance my loan on land?

I would like to refinance to get more money and also a lower apr since it went down, my question is I have had the loan for 6 months never made a late payment, can I refinance for a couple thousand more and have my payments stay the same?

Also wanted to add my husband to the note to help clean his credit up a little bit, If* that bank for some reason wont could I take out a second note on it?

Land loans are very rare. You would have to go back to your current lender and apply for a refinance. The 6 on-time payments help you a lot. I do not think that you can do a cash-out refinance on your land. That would be almost unheard-of.

I have never heard of a 2nd mortgage on vacant land. It would be legal and possible, tho, so go ahead and apply..

Very hard to get a mortgage on vacant land. Unless the new apr is 2% less than your current it would not be fiscally advantageous to refinance. You cannot get a mortgage for more than 80% of the value

If your husband's credit is bad that will only cause your interest rate to increase. If your current lender will not refinance forget a second note.

No harm no foul in talking with your current lender

Re-think before u apply for a bigger loan.

It should really save you time and money to just to refinance your loan on land.Check out what today's rates are. Also if your credit is not good, a lot of them are more willing to work with you.

What I most often tell friends is that an internet quote at http://www.refinancing101.net/ is what I would do.

What exactly does it mean to have a civil judgement against you?

We live in Texas and my husband was recently sued for an outstanding credit card balance, that he had prior to our marriage, and now has a judgement against him in Texas... can that effect our land, home, bank accounts, tax returns in any way? I have absolutely no information on this and would appreciate any info that can be given! thanks.

Yes! A civil judgment can be collected by seizure of personal property to be sold at auction and proceeds applied to the judgement amount. Also, it will prevent him (and possibly you since you are married) from getting financing for homes until the judgment is satisfied. I don't know how far the company is willing to go to attempt to collect thier money, and laws very from state to state,

I suggest you, or he, or both contact an attorney for your best course of action. Since you are married, this will also effect his and possibly your credit reports and scores.

Was the judgement in Federal or state court? This can make a world of difference. Either way in TX you can't lose your primary land (this means the piece you claim for homestead, any other can be taken) or your primary car. A court can order wages garnished if requested, and since TX is a common property state both of your wages could be garnished since legally both of you are responsible for the debt. The court can also sieze assets in order to pay off the debt, this can include bank accounts, secondary land, secondary cars, etc. The other option the CC company could persue is forcing you into bankruptcy. The main thing to remember is that your homestead (again not any other land, just your homestead) and primary car can not be taken in TX, anything else is fair game.

The last option the CC has is to file a lien against your house, any other land, or cars that you have. This would effectivly prevent you from selling any of those until you paid of the debt.

let me guess, citibank? They are the worst! And the major share holder happens to be the saudi prince who is the major shareholder for Exxon, Mobile, and BP amd a political friend of G.W. Bush.

I'm not an attorney, but from what I understand, in Texas they can only put a lien on your property or freeze your bank accounts in your husbands social security number. It's usually at the attorney discretion. It's probably best to try to settle with the attorney.

They can't garnish wages, take your house, land or car, tax return (unless if you put it in a bank account), etc.

These attorneys are bottom-feeders trying to get rich from people who don't have a lot of money, but unfortunately you have to work it out with them. Try to settle the debt at 60%-80% of the balance, but it has to be paid in full at the time of the settlement. Save up and settle.

Should President Obama cut off all aid to Israel until they've dismantled every last settlment in the W. Bank?

Not one penny of financial aid and not one bullet of military aid until they've given back every inch of stolen land and left for good.

Absolutely NOT.

That land BELONGS to Israel and she should not give in to ANY more concessions any more than USA should give Texas and Calif. back to Mexico!

(Well, maybe California would be OK).

How about the USA giving up 10 or 20 of her states up to terrorists that want to annihilate her? It's absurd.

No.

i dont think so, cause it would start a war or something of that nature revolutions or stuff

I think that sounds like a good idea. Israel does need to be brought into compliance with international law.

Although they have no moral obligation to return the captured land from which was used to attack Israel., I suspect they would gift it back when the aggressors have demonstrated they can live peaceably alongside Israel.

Yes. But he won't. The politicians don't run the US, the corporates do and they haven't changed - even with their bail-outs.

We should cut off aid to every one but fellow Americans.

I think Israel should bomb the crap out of Gaza and have it done with. And every other country should stay out of Israels business.

I just heard we spend 10 m. a day on them. I don't anything about this but I think they need to see that the answer to their problem is to move. I suggest they move to the USA (i know we don't want anyone else here) & set up businesses to help us get people back to work & our country functioning. We have so much empty land in this country. We need people with brains & they got it. We need people who are mature & can help all the rednecks redneck republicans who are on welfare to work instead.

yes.he should cut off aid period. now. forget the west bank. let them fight their own wars.

they should just have all aid cut off. theyre big boys (well they sure like to act like they are with their warplanes) so surely they can handle themselves without aid

NO! They do not have to leave their homeland...Your question sounds like you want to turn Israel over to the Palestinians....So, here's a quick History lesson for you...

The Palestinians are NOT descendants of the ancient Philistines. the Palestinians are ARABS . Arabs are descended from Abraham's son Ishmael and also are mixed with Jacob's brother Esau. The land was given to Abraham by Promise from God. The promise was extended to Abraham's son Isaac, Not Ishmael and to Isaac's son Jacob NOT Esau. God changed Jacob's name to Israel . Later after the 2nd destruction of Jerusalem by the Romans in 70 AD Rome named Israel Palestine as a direct insult to the Jews/Israel. There never has been a so called Palestinian people. These people are Arabs mostly Jordanian Arabs. When Israel again became a modern nation in 1948 as per the Hebrew prophets, as written in the Bible, after over 3000 years of continuous Jewish presence in Israel, and mandated by the UN, 8 Muslim Arab nations surrounding Israel attacked . They advised the 600,000 some odd Arabs that were living in Israel to leave because they the Arabs were going to kill every Jew in Israel, then they the Arabs could return and have the whole Enchilada. The Arabs.Muslims lost as they did again 1n 1967 and 1973 when they again, promised , tried , and failed to kill every Jew. The land of Israel was given to the Jews/Isralies for an everlasting possession by God over 3000 years ago. All this garbage you have spoken in just anti semitic propaganda propagated by a willing anti-semitic UN, Liberal Media and the Muslim world . Get a grip on the truth . Every word I have spoken here is the truth , that can be easily checked out by reading a history book . Do it .

And how exactly is it "stolen land"? The settlements in the West Bank are mostly built on empty tracts of land.

One would think that if Obama wanted to promote peace in the region he'd be more concerned about terrorism than a few Jewish settlers.

maybe we in america should get up and leave because of all the land we stole from the native americans. and it is not stolen the U.N gave us part

of that land and gave people from Palestine part of the land but the Palestinians tried to take the land given to us by declaring war but we won and got the land fair and square

oh by the way i didn't answer your question my answer is **** no they should not cut off any type of aid

FSOB What are the Legal Docs necessary (where can I get em)& what is the correct procedure in purchasing Land?

I am purching a property it is For Sale by Owner (FSOB). I already have the approval from the bank -A Residential Loan. The banker told me to ask if the seller had a preference for a title company. She said no, then days later said that she did not think that a title company was necessary.

You should know I have an appointment with the banker to ask him myself. I just wanted your input and maybe some sound advise.

The seller is selling "by owner" because she doesn't want to pay an agent and she thinks she knows how to do it better than any agent. You do not have an agent because the seller will not deal with agents. I can imagine the amount of mess and problems with this deal, but it's good because the next time you are buying or selling real estate you'll hire a professional to help you.

most states have a standard offer and acceptance form on their web site. I would get a title company, because you're going to need title insurance anyway if you're getting a loan. The loan officer could recommend a good title co. and also should be able to schedule any needed inspections, appraisals, etc.

It's FSBO, by the way.

You absolutely want a title company involved. This is essential because they will research the title and advise if the title is transferrable. They will work to clear up any clouds or liens. And they will make sure the person selling is eligible to sell the property. They also provide title insurance, that way if problems come up later, you are insured.

Title companies are essential in a real estate transaction. Realtors and attorneys may be optional, but not a title company.

Title insurance is essential and your lender will require it. The seller's thoughts on title or escrow use are not applicable. You will be using an escrow company and be getting title insurance.

In my experience, most title and/or escrow companies can provide you with the majority of state standard forms, they just can't help you fill them out.

Your state's Association of Realtors will also have legal forms available for purchase and you can usually buy a full packet. Try visiting www.Realtor.com to see if they have a link to the association where the property is located.

Ask your loan agent/banker if he/she can recommend a real estate professional (agent or attorney) that will charge you a flat rate for doing the purchase documentation paperwork for you. Better safe than sorry!

Hire a real estate attorney. If this seller doesn't think a title company (or attorney) is necessary, she has no clue what she is doing, and you MUST protect yourself. No one else will.

The lender will require title insurance or an attorney's opinion, depending on your state. So you'll have that part taken care of, my concern is whether this seller can even do this properly in a way to protect you as the buyer. I wouldn't give her any earnest money either. You can deposit it with your lender's title company if it's a requirement.

If I owner finance my land & they build on it, then default, what happens?

I hold the title to this land & wish to owner finance it to someone. What if they build on it and then default on the note? Maybe the bank would fold it into the new construction home loan?

The bank will forclose on you for the note on the mortgaged land.

I doubt the builder will get a contruction loan to build on such land. Or,

Until paid... there can be no clear title on any house and lawsuits will follow on you.

If you owner-financed a loan the only way I would allow for them to build is if they pay cash. They should not, under any circumstances, get a loan to pay for construction. If they did and they defaulted you would get teh land-- and the lien that would go with it.

A bank can give them a construction loan that would pay you off and give them money to construct all in one. Only allow them to do it this way!

Make a stipulation that no building can be done on it until it is paid for........avoid the possible headaches. They might be able to get it rolled into the loan for building the house. The last thing you want is a situation like you describe, them defaulting on the property and then having a home on the land. Consult a real estate lawyer, it shouldn't cost you too much........or just ask some property brokers, they should be able to give you the right answer.

Companies that sell ready-made houses insist you either own the land or get it all financed in one package. A salesman told me that's why--it's too tricky if the buyer defaults on one or both loans.

If you do finance it, put it into the contract that they won't finance anything on the land unless they pay off your loan first. See a lawyer.

How is the bank involved if you are "owner financing".

If the party you sell the land to defaults on the loan that you are carrying, the property ownership reverts back to you, anything they built would belong to you. Anything that could be hauled off, not permanently attached, they can take with them.

You can then go after them legally for the default on your note.

Hire an attorney to draw up your sales agreement on the property.

In most, if not all, states, you would own any improvements to the land if the buyer defaulted. If they built a permanent building there, that becomes yours. They would have the right to remove a mobile home or temporary/movable structure.

If they were financing the building of a house on the land, the bank would probably want to pay you off before they financed something they could lose.

You get the property back, including all the improvements constructed on it to that point. However, if the buyer is planning to get a construction loan, their lender will require that you "subordinate" your mortgage to their construction loan -- meaning the lender will come first & you will stand in the position of a 2d mortgagee.

That is a great idea to owner finance the house. Now if they build on it and default on your note you can then foreclose. Anything on the lot then becomes yours.

Most lenders once the construction has been completed will pay off the land loan so in all probabilty you will no longer have an interest in the land.

Before the construction start the lender might even ask you to subordiante to a construction loan.

You may chose not to do so, then in all probability the lender will not lend on the construction loan.

If you chose to subordinate to a construction loan you will become a 2nd mortgage subject to your loan being paid off immediately after the construction is completed. You should word a subordinate agreement this way so you will be protected and paid off when the construction is complete.

I hope this has been of some use to you, good luck.

"FIGHT ON"

your loan must be paid first before any construction loan if you did the note and mortgage correct with no sub-ordination clause. If you do not know what I am talking about you should not be financing land for buyers. a fool and his money are soon parted.

If your mortgage/ note is second place (junior lien) you must pay off the construction loan to protect your security and then you foreclose and take back the land or else get paid what is owed by whoever bids higher than you. If you do not have the money to do this, you must borrow it on the constructed improvement (if done,) or else on the land. it is complicated and you have not given enough facts. see an attorney QUICK!

It would be a bit complicated in that matter. I'd say the bank would be interested in doing the whole loan. With you holding title to the land the bank wouldn't have much of a way to repossess the whole thing. They could only repossess the home on the land and that would be difficult. If that did happen, I'd say the bank could have a lien on your land. Talk to whatever bank they will use to finance and see what they say.

Should Obama force Israel to get out of all of the West Bank?

They will never get out unless someone forces them and they will continue to steal more and more land and murder and rape more and more Palestinian babies.

No, Hell no!

Obama can only suggest, he cannot force any country unless it becomes a war with them.

absolutely yes

No. Don't we have enough to deal with? I have no issue with seeking a diplomatic solution.

This question is asked in a loaded and nasty sort of way.

The answer is of course no.

You should stop and think that if Mexico were launching rockets and grenades into Arizona and Texas, bombing schools, sending body-bombs, car bombs and suicide bombers into our schools, hospitals and apartment buildings, you would want something done.

The answer is no.

Actually, it is the Palestinians and the surrounding Arab States are the many cause of the Israeli conflict. Look at what happened when the UN declared them a Country, all of the surrounding states immediately went to war and tried to push them into the sea. Also, Israel is the only Country that has been punished for winning wars.

The West bank was,and still is,part of Palestine .It was taken in force by Israel so no wonder they are a bit pissed of by it.Israel is very dependant on the USA,but it must be done by negotiation.

No, he should get both sides to sit down and negotiate a peaceful settlement. Extremists on both sides need to calm down and try to see the situation from the other's point of view.

How? Will he invade Israel? Cut off military and economic help? Order sanctions against Israel?

The Jewish voter in America were probably lead like sheep to the slaughter in voting for Obama if this is the case and Obama can forget about a second term or even a democratic congress after 2010 if what you say happens at all.

What is the difference between tongpatz and arrangement fee?

aside from the spelling.

arrangement fee of the nograles fame.

the one given out by quedancorp and land bank of the philippines(two government agencies) on top of the legal fees given to non-lawyers.

arrangement fee is a term of the powerful and the wealthy. Tongpats is a term of the poor and helpless.

arrangement fee makes it sound like its legitimate, as if it's a commission or something. Tongpats is "see you in jail".

tongpatz - straight to pocket yan; isang tao lng (1 person)

arrangement fee - shared yan ng marami (group racket yan)

Mortgage details over a title of land?

I don't think you can as that's private information

Can someone sell land to someone else when the land was mortgaged at the time of sale?

and belonged to the bank and the bank was not informed by the seller.would the bank release the title deeds to the new owner.even though the new owner did not know this at the time.

This is rather confusing, if the bank owned it only they can sell.

Regardless, any mortgages on the property have to be paid off to transfer title.

Not legally. There is no way the title could be conveyed to the buyer if a bank has a lien on it. The bank will not release the lien until the loan is repaid.

NOPE

Seller can only sell, transfer what they own

Seller owned property subject to mortgage, and transferring to new person has NO impact on bank/mortgage

New buyer may have been unaware and may have been taken, but can't feel too sorry for them because they didn't do anything they needed to do to ensure clear title: title search, title insurance,

buyer can sue seller for return of money; buyer can record their deed against property, but buyer has land subject to bank interest

IF bank actually OWNED property, and seller no longer owned it due to court action, then seller is liable for fraud and can be prosecuted and sued for that.

Buyer needs expert legal advice ASAP--should have had Before buying

If the bank actually owned the property, the bank would be the only one to sell it. If there's just a mortgage on the property, the bank does not own it, or even a portion of it. The person whose name is on the warranty deed is the owner.

If the buyer and seller just wrote up a contract and signed it, they've probably screwed things up. There should have been a title search at the very least and title insurance would be better, to see if there are any other claims -- like a lien for the mortgage -- on the property.

This is a case of "buyer beware". If the seller got his money, the buyer can sue him, but he may just be SOL. He should have gotten help if he didn't know what he was doing. The bank will not release the lien until it's paid. The bank doesn't have title deeds, whatever those might be. You really need a lawyer or a title company for every real estate transaction. Real estate is not a do-it-yourself activity.

Sounds like the buyer bought land through a quit claim deed, as such, the buyer bought the land with the encumbrance attached i.e. the lender secured interest in the property; if the case the lender has greater rights to the land then the buyer,

If this was not disclosed in the deal the buyers recourse is to go after the seller for fraud, but in this case the buyer should have done a title search before closing on the property and been wary of a quit claim deed, if the buyer bought the land with knowledge of the encumbrance not much recourse

Either way until the lender’s note is satisfied the lender will nor release the secured interest in the land, if the person on the note defaults the lender can foreclosed upon the property, leaving the current buyer with the difference if any from the sale price and the loan plus foreclosure costs

Your question isn't exactly clear but I believe the answer is YES, it can be sold. The mortgage or lien or any encumbrance is attached to the property and does not prevent a sale so this is indeed a situation where the buyer needs to beware.

The bank (which is both the lender and mortgage holder) does not own the property therefore it can't "release the title deeds" to a new owner.

Many people make this mistake.

nope as the mortgage is secured on the land as security if the mortgage does not get repaid they can sell it and recover cost

I'm assuming you are in the UK.

If the land has been sold or mortgaged since 1990 there are no title deeds. The definitive record of ownership is held by the Land Registry and will be available to anyone who wants it. This will include details of any mortgage.

When land is mortgaged the mortgagee (the lender) does not own it, so the legal owner can still sell it. But the mortgagee has a "charge" over the land. If that charge is not discharged (by paying off the debt) on sale then the new owner will be subject to the charge and they will have to pay off the debt.

In fact, when any mortgaged property is sold it is sold with the charge still in place, but it is a term of the contract that the mortgage will be paid off and the property released from the charge by the seller.

In your question:

If there was a mortgage but it had not been registered then it is unenforceable by the lender.

If the mortgage was registered it should have been up to the buyer to discover this and make appropriate arrangements to ensure it was paid off. If they didn't then it's the buyer's problem. They should consider suing their solicitor.

If the contract did require the seller to pay off the mortgage and they did not then you have to sue the seller for breach of contract. In practice their solicitor should have done this so you would sue their solicitor for his negligence in not doing so. If the seller did not have a solicitor then it is the buyer's solicitor who has been negligent for sending the money to someone who cannot be "professionally" trusted.

If the land is in fact unregistered then there will be title deeds. However, the general process remains the same and it is still up to the buyer to examine the deeds and to do a land charges search to find out what charges are in place. In fact, as the mortgage company probably does hold the deeds it should be impossible for the buyer to get the deeds without being aware of the mortgage.

Why do the Zionists continue to kill Palestinians, deny their rights, occupy their land, and kill muslims?

The Zionist Movement to occupy Palestine has led to countless deaths of Palestinains, and other muslims alike. The Zionists (Israelis) continue to occupy areas of Palestine such as the West Bank although International Law forbids it. Why are Zionists allowed to break international laws and still prosper on other people's land?

Two things make this possible:

* The U.S.'s veto power in the U.N. security council prevents any sanctions against Israel from being leveed for the dozens of U.N. resolutions which Israel is presently in violation of

* The influence of the Israel lobby over both Republican and Democratic parties

So why do they keep doing it?

Simple. Because they can.

because they have powerful friends.

Because they have friends in high places.

Some would say Most High.

Oh, they're the children of god, havn't you heard? They can do whatever they want, we just have to sit and suck on it because we're inferior neaderthals. Dooh!

Why do you condone homicide bombing? Why do you sit in the sand box and plot to kill Jews? Why do you blame all your troubles on others? Your arab brethern have kept you in camps, have not helped you at all. They keep you miserable and ignorant. Israel evacuated the gaza strip left you greenhouses, left you a way to make a life, you voted for death. You got what you derserve.

It is about time the Palistinians had the total responsibility for their own land. Once they stop killing each they might decide to live peacefully and prosper. Palistinians and have killed many times more Palistinians that Zionists have. . First you must know your enemy and it is you.

Israel is allowing the extreme Zionists make policy. Until now, sentiment has been that any anti-Zionist talk is anti-Semitic, which is simply not true.

because they have the weapons to do so courtesy of the united states government. and the u. s. government wonders why the arab world wants war with them.

Do you know Israelis pay taxes so the Palestinians get free health care. The Palestinians are not wanted in Jordan or Egypt. They are not allowed citizenship anywhere in the middle east. Why do you think that is.Did you know most Christian Palestinians have left Gaza. Why do you think that is?You need to examine your thoughts.Blaming Israel for the failure of MUSLIM Palestinians to do anything else besides throw rocks, make bombs and breed is not the fault of anyone except MUSLIM Palestinians.

Wait, whose land? I believe that Arabs have been starting and fighting wars to try to rid the area of Jews for a century, and keep losing. They lost their land, now it belongs to the Jews.

And who, may I ask, is a Palestinian? There is no such place or sovereign government.

Can you take a second loan out on land?

I own about 2.5 acres of land and i have one note on it but only for about 2000 it is worth way more than that. so what im asking is can i through another bank take out a second loan on this land or is one note all you can have?

It would make far more sense to refinance the land in one new loan. Pay off the $2000 with the proceeds of the new loan. Check with a bank to investigate your options.

Can anyone tell me how to beat the carniva/amusement park game Bank-A-Ball, also known as Rebound?

It's when you throw a ball towards a basically vertical board and you want it to land in the bucket underneath it.

my idea for it is to throw it palm down flicking yoru wrist upwards

You basicly want to throw underhand and spin the ball upwards as you release.

Do we have to take your land for you to make peace?

jordan and egypt both lost wars to israel, and they both lost territory. then, they were willing to make peace with israel, both signed peace treaties, both are at peace with israel.

do we really have to take the rest of your land for you to make peace?

if you really want us to take gaza back, and take back all the west bank, then keep up the terrorism and hatred. we'll be happy to. that may be the only thing you understand.

Forget about Israel taking gaza and the wb. NO ONE wants it. Just finish that wall.

the problem is with arab aggression against Israel. It helped to create the military policy that they have. Arab militancy disrupts the peace process and political extremism is a part of that. If you believe in peace, then act in a kind manner towards Israelis and accept them without being racist and hateful towards them.

Actually, after the war of independence, both Egypt and Jordan had more land than they started with.

If you read between the lines you would of seen that the land that was left which was designated by the UN for the Palestinians was taken by both of them.

I never really thought that was a very good idea, since there is so little of it to begin with. What size is it? The size of a postage stamp maybe?

You should be the next Israeli prime minister.

Whom are you talking to?

I really lost you!

lool how deep your knowledge is .

there will be no peace with thieves , the Zionests thought that we will be like the native Indians , but we are still fighting , with all the killing and steeling , and we will continue .

your luck will eventually run out , and Palestine will return , it's in your Torah " oh i forgot that you dont know anything about your religion" and it's in the Holy Quran .

it's just a matter of time , specially if all the Zionists are as ignorant as you , don't know anything about anything .

see how the Zionists take care of the Jews:

Zionists Poisoned/Radiated

100k Jewish Children

Zionists Poisoned/Radiated 100,000 Sefardi Jewish Children

http://www.jewwatch.com/jew-genocide-ringworm-children.html

The official ideology of Israel, Zionism, has always portrayed itself as a liberation movement for all Jews. But although Zionism claims to offer a home for all Jews, that home has never been offered equally.

the Zionists established a racist state not a Jewish state.

The archives of the mainstream Zionist resistance group, Haganah, contain the names of 40 Jews killed by Menachem Begin's Irgun and Lehi. Yitzhak Shamir's personal assassination of a Lehi associate is a famous incident. The official Irgun history, while recalling with admiration many acts of terror against Arab civilians, also cites the murder of a Jewish member who, it was feared, would give information to the police if captured. Suspected collaborators were a particular target. The Haganah Special Actions Squads carried out "punitive actions" against Jewish informers. A Haganah prison in Haifa contained a torture chamber for interrogation of Jews suspected of collaboration with the British. In a 1988 interview, Dov Tsisis describes his work as a Haganah enforcer, "following orders, like the Nazis," to "eliminate" Jews interfering with the national struggle, "particularly informers."

lool , would you delete the Q. to hide or report my answer???

Israel will never have peace and the force language you are using now did not work for 60 years! You tried to enter Gaza many times but we all know how did that end up! You have weapons and technology but you don't have soldiers.

You should be lucky if you keep what you stole. (Which you will not)

You have to realize that you are fighting only 1% of Palestinian people who are today armed resistance, yet the Israeli-US war machine hits the wall every time they attack!!!

Your peace agreements or diplomatic relations with Arab countries are all rejected from 99.9% of Arab people and they are all fake!

As for the 6 days war, i wouldn't call it a war at all!

Arab army received orders not to fire and to retrieve before the battle even began(I think many of us know why and who made this orders)! Some patriotic people refused this orders and individually fought against Israeli army! Those who fought were a minority against Israeli-British war machine. Many of them died, but they still managed to kill many of Israelis and destroyed many tanks.

You lost many battles when you tried to enter Jordan 1968, like Al Karama Battle. Google it and see what Jordanian army and Palestinian patriots did to you! October battle, which without US involve, Israel would be a history...

How can I get a $30,000 loan to buy a 2.5-acre parcel of vacant land in Florida?

Also, could I borrow enough to put in a well, septic tank, and power pole? Please don't give answers like, "Go to the bank."

Do you live in Florida? A number of banks down here will do vacant lot loans. I believe AmSouth is one of them. If you want to get your loan from another source, it's usually just like any other real estate loan. You may need as little as 5% down depending on the financial institution. Please do yourself a favor and stay away from the on-line lenders.

I agree with the other writer. I would not install septic or electric until you are ready to build. Someone else may come along before you and pay for the electric installation saving you a bunch of money. In Florida, FPL will install a certain length for free. After that you have to pay. Likewise with septic, you may install a system today only to have the requirements change a year or two down the road and if you haven't built yet, you might find yourself installing a new system.

Charlotte County (FL) changed some regulations a few years back and some people would find themselves digging a new system if they had installed an old standard type septic system.

Hope this helps you.

Go to the bank!

If you go to www.lendingtree.com they have several options for loans.. and can help you get a loan for land and money to borrow. I always use lendingtree.com for all my financing needs.. they rock!

First go to city hall or the county office...power and water might be installed there soon...so it may be wiser to just wait it out. If the county is looking to sell these parcels of land then there may be financing programs already in place...u just need to go talk to the right people at the county office. (i'm assuming the land isn't already owned by a private party).

ASK ABOUT LAND CONTRACT THE OWNER CAN SELF FINANCE THE INPROVMENTS AND IF THE APRASIL IS HIGH THERE YOU CAN GO

lol... seriously... go to the bank. You may be surprised that if you're getting this property at a good price, the bank may look at it as already having equity and give you the loan!

Remember, usually you need to have at least 40 - 50% down on vacant land. If you currently own a home or property, you may want to take a Home Equity Line of Credit (HELOC) out on that property to purchase this one.

If not, what is your plan for the property? Are you going to build on it? If so,l you may want to get with the builder and then set up a construction loan with your local bank to purchase the land and then build the home. Make sure that the loan converts to a conventional fixed loan upon issuance of the Certificate of Occupancy (CO). That will save you lots of $ in the long run, since construction loans are usually much higher interest.

The highest LTV you can get on unimproved raw land is 65%. You can request an ADC loan which is an acquisition and development loan and the applicable LTV may shift to max of 75%. Try local banks in the area....

Isn't Israel contradicting the "two states solution" idea by building Jewish settlements in the west Bank?

The "two state solution" is under talk between Palestinians and Israelis, but how the two state solution will be possible when Israel keep building Jewish setlments on the mass Arab citizens on the west bank. It is logical that if the Palestinians land is founded it will be on the west bank.

Although a full West Bank withdrawal is the best idea (when the time is right, Israel will need support from most of its citizens or else a civil war can break out), the settlements do not contradict the "2 State Solution". Keep in mind that when Israel declared independence, it had an Arab population of 45%, but that didn't stand in the way. Even now there are 1.5 million Arabs living in Israel and it's no problem, so I don't believe that Israelis living in the West Bank is an obstacle for a Palestinian state, but I still support the idea of a full withdrawal when the time is right.

Yes it is. This in an age old problem that I see no answer to. They are using the backing of America as cover to do all this but they might find out one day they are not americas greatest friend after all if they do not change their attitude. Israel, I back it up, but they are not doing what they need to do to fix the problem and I wish they would change and barter with the palestinians for peace.

Neither side with EVER compromise anything.

It does contradict it a bit, but not as much as the Palestinians' desire to eradicate the jews....

One perspective is that Israel is not bargaining in good faith. Another is that Israel is demonstrating that it will concede nothing in advance.

Can you do land contracts without banks knowing and how bad are the risk?

of course -- i have covered the debt of several type contracts!!! as long as i get a good down payment i do not lose any sleep!!!

You can do a Contract for Deed... make sure you require enough down to cover legal fees if you have to forclose. This is one instance where you REALLY should pony up the $ to have a lawyer write it up for you... Mine are set up so that default is payment in MY hand by 5:00 on the day due or it's MINE again...

I don't know about they bank finding out, but the risks are VERY high. If you are the 'buyer' and you are late one ONE payment, you could find ALL your payments were RENT and you don't have the equity you thought you had. If you are the 'seller' the buyer could incur MASSIVE liabilities on YOUR properties.

Someone online claims they will deposit millions of dollars in my bank account. What should I buy first?

I got this email from Angela Tutu in Africa, whose husband died and needs my bank account to deposit his millions of dollars. I am going to be filthy rich!! My hater friend Dave says its a scam, but he's just jealous!! What should I buy first, a future spaceship or a ray gun?

This is the email to prove that its 100% REAL!!!

Mrs.ANGELA TUTU

33 westly street, Johannesburg

South Africa.

Attention:

With sincerity of purpose I crave your assistance following a satisfactory profile of yours I got, while flipping through your details. I am Mrs. Angela Tutu a fifty-two (52) years oldwife to the late Pedro Tutu who died recently in the on going land dispute In Zimbabwe. Meanwhile, before the death of my husband he had taken me to South Africa to deposit the sum of ($17 Million US Dollar) in a private security company as if he foresaw the looming danger in Zimbabwe.

You should buy her a ticket to the US so you can kick her butt

first thing to buy?

buy a clue so maybe you'll have one

future spaceship! trust me i like them alot better than the ray guns...the ray guns around here dont work too well

Omigosh! A ray gun for sure. No question!

now wats the word im looking for ummm...

uhhhh.... oh right... SCAM!!!!!

buy food for those in Darfur...

thats funny. i've gotten the EXACT same email and stupid me thought it was a scam. lmao. Just give your bank account number and you should never have any problems again.

The first think you need to buy is a brain. Any one in there right mind knows when reading this that its a SCAM. You can't be that stupid to fall for it. Please tell me your not that stupid??

He has contacted me as well. I thanked him for trusting me, a sranger, with his millions, then I told him to send it in cash, otherwise he could go fly a kite in Africa....never heard from him again!

You r a fool if u give u r bank account and number to them.

They will just take u r bank number and important details and tak e all the money from u r account.I have seen several like cases in my country and we have been warned about them.

Dont do it you will regret it. Its a scam!!!! They take your bank account and drain all your money out of it. This has been a scam thats been going around for awhile now its even been on the news warning people not to do it.

I received a e-mail just like this, I did not do it because it is a scam- don't be silly and give someone you bank account because you will end up with -millions and you are the only one who will have to pay it back. check with your local authorities or a lawyer before you do anything. But again it is a scam.

I got the same e-mail. You are getting scammed, if she wants a bank account why doesn't she just open one herself, I'm sure there plenty of banks that would gladly open her an account to put that nice fat check in.

medical insurance that covers insanity

SCAM

She wrote me too .2 timing person

If she actually sent money .You would share it with her "fat chance"

If someone was doing this they would find someone they atleast know ..

Scam I seen someone crying the other day after sending them 2,000 dollars

Trust me with your future winfall.

My patented, legally protected, trademarked, copyprotected method is foolproof. You can work from home, your office, the park, wherever! Email all of your friends and recruit them - you're doing them a favor, as soon they too will be rolling in the money. Couldn't grandma and grandpa use some more money in their retirement? Get them involved, they have all the time in the world! The sooner you join the pyramid, the more people you'll have below you, making you lots of $$$.

you will not be able to buy anything because they will clean out your bank account, do you not listen to the news, this is the latest of a number of scams from africa designed to get hold of your bank details and also they will ask for a few grand up front "to be able to transfer the money," you should have deleted this e mail immediately, i know someone who fell for this and was scammed out of thousands.you get nothing for nothing in this world, you should know that

dont fall into it ! ! ! they only need your accounts ,, lol in one mail i learnt that i won european lottery that i had not attended :) )

Bye yourself a brain, can't you read SCAM all over this, she is wanting you to help her and her family get over to this country, if this is real she has this money she would not need your help she could bye her own way here no problem.

Sorry but your just being sucked right in, I've heard these scams many a times. Good luck, in the end I bet you it costs you money if you go through with this.

Don't say I didn't tell you so.

Man, some people have all the luck. First off-congrats!! Second, I would go out for dinner to celebrate, and over dinner, discuss with your mom things to buy. Maybe you could buy your mom a new leBaron?

Dude, you're so lucky. HIGH FIVE!!! You should like totally use your new found riches to purchase the future spaceship. That would be hella-tight! I'm not really certain what a future spaceship is or how it differs from regular spaceships, but it sounds awesome with a capital 'A'. Don't waste your money on a ray gun. You can get one of those for free by mailing in 3 proofs-of-purchase of Froot Loops.

I got the same e-mail!!!

So we can unite the dollars and buy A CHICKEN!!!

You should buy Yahoo! Answers, then you can be site administrator and ban all the helpful people. Then THE TROLLS WILL RULE!!!! >:D

Dude, a ray gun first! So you can zap those who will try to take your millions.

TRUST NO ONE

you let me have it us nerds gota stay together right?

Ooh! This reminded me. I too, have uncounted illegal millions to launder by putting it temporarily into a foreigner's bank account!

Quick, send me all your details and passwords and I'll put my gems into your account. Does.. oh... $4 million sound good to you?

Once I'm done depositing my money, let's buy ourselves a spaceship, pay for someone to develop phasers, and we can totally start the transition of Star Trek from fantasy to reality!

Anyone with me for this revolution can send all their bank account details to me at: imgonnabrich@scammerz.com

Since neither one of those options exist yet, I would suggest you buy a good Lawyer.

Definitely a future space ship. That doesn't exist right now and you would be able to patent it and rule the Milky Way.

Ray guns have already been developed by the military. And while it would be fun to watch terrorists incinerate, I think owning the galaxy would be more fun.

What it mean when you Nationalize banks or land?

It means the government owns them, What OBAMA wants over hur in aMerica with the 2 largest banks. Instead of letting them go bankrupt the Gov't man takes it over

that means that countries government takes over ownership of them. This is usually what happens when a country becomes communist or a dictatorship.

it means america will not be as we know it any more.and the people(idiots really)never seem to learn how well off they were till they lose it.its called greed and ingrates.

Are "motivated sellers" likely to agree to a land contract? Or want to close immediately?

There is no way I am going through a bank for a home loan. I am a student paying outrageous rent in this area and I would rather put my $ into something of value. I will be in school for another 4 years (including grad school) and would love to raise my kids here. Any suggestions?

*I am paying $800/month in a southern city of WV w/a population of 60,000. The house I have been in love w/is listed @ $60k.

My mom, boyfriend and I have discussed buying it on a land contract and renting the other 2 bedrooms out to other college students-$400 month.

If the listing is with a Realtor, not likely, as long as it is under a "listing contract".

If the owner did that, Realtor commissions would still have to be paid, in cash by someone.

If it is not listed with a Realtor, a very good possibility. It may depend on the cash needs of the seller. If a "Mortgage Lien" exists on the home, not likely.

You can easily make required payments and probably be less with a lender, although you could continue with "over payments" to be applied to the principle.

As for renting, the owner would have to agree to that in writing since they would be carrying the note. A lender would not care.

That would depend alot on if the sellers are possibly paying on two mortgages, the house they may have already bought and the one you are interested in. Some sellers will go ahead and sell on contract to reduce their monthly mortgages to one payment, although others will want to sell it right off to get their money. You will still probably have to get a loan eventually though, because most contracts are only for a limited number of years.

Should one have a lawyer when leasing land? Why, if we have a legal lease.?

We will be leasing land for a new business venture and will receive a handsome amount of money each month. This is commercial land and the banks aren't loaning money for commercial property so we opted to lease it out. We've been paying taxes on it for 50 years with no income from the 6 acres. With a legal lease signed by all parties why would we need a lawyer and have to pay those extra fees?

You need an attorney for this. How do you know you have a proper legal lease without professional review ? Are you certain all potential avenues have been covered properly in the lease ? Leasing land needs very special criteria to make it acceptable to a landlord. You've paid taxes for fifty years, and NOW you want to cheap out on an attorney ??? Use your head, my friend.

To protect yourself and your property, that is why. There are a host of things that can go wrong, and if you want to protect your nvestment, you need to have an attorney review the documents. Your "legal lease" may not be worth the paper it is printed on and having an attorney look at it is inexpensive insurance.

My mom's neighbor has a garage built partly on her land. What can we do about that?

It's probably been there for about 15 years and she bought her house about 10 years ago. The neighbor's house is now bank owned in Massachusetts.

Talk to real estate attorney.

Laws vary slightly state to state.

This appears to be the best time to deal with this.

well i saw a video about how this brings down your houses value. so call a judge or sombody i forget who but they might have to pay a fine for a trashy yard.

i hope u mean a partly build garage,on her land

u should stop being a F***e* di****ed

her land.

If the value/dispute is less than a set dollar amount by your state statutes, take it up with small claims court. If it is being built currently, get a lawyer and attain an injunction on the build.

There is probably some adverse possession going on here, and you are going to have to address it, hopefully with the assistance of an attorney. If someone built permitted on her property, that is the issue.

It is probably best to contact an attorney.

How many Israeli "settlers" live in Samaria and Binyamin west bank?

When it's time to exchange land, would it be tougher to make them move or would it be tougher to make settlers from Jaljulia move ??.

Hundreds of thousands.

You premise is false. There will not be any exchange of lands.

Judea and Samaria belong to the Jewish people.

Legally speaking, there is no one who has sovereignty over Judea and Samaria, nor over Gaza for that matter.

The last sovereign power there was Turkey, and the Turks have no interest in that piece of land.

.

Five.

Most settlers in the west bank are in it for the money.

Where can I find cute shoes in sizes 12 and 13 in the chicago land area?

Please help! I can't find anything other than Payless shoes. I'm willing to pay a little money, but not break my piggy bank.

Hon, go to http://www.zappos.com They have very reasonable prices and very, very, very nice shoes. I am not sure where you can get them in stores, because they really don't get very many 10's in, that is the size that I wear.

Since you say you have a little money- why dont you try Wal-Mart everyone knows the great quality and selection they offer...

and if you really have a lot of money---

try ebay...

If i build a house on the bank of a creek will I need to build a wall in the creek?

The creek is large for a creek and I noticed my neighbor has a wall inside the creek and I'm guessing he built it to keep his land from washing away as the wall is in front of his house and workshop. Should I build a wall for my creek?

There is a lot more than this to consider when building at or near a creek.

You should learn what the experience is with flooding, and the extent of flooding if any.

If the neighbor's wall is in the creek, it is possible it was built on the bank, but that the creek has washed out behind it!

Depends on which side of the creek you are on and what the laws in your area state.

How do i claim agriculture loan for a farm land for which the original documents are missing ?

i lost my original farm documents . as i want to apply for loans for developing the land , i applied for duplicate papers .does the indian (nationalised ) banks accept duplicate documents ? .wht are the things i ve to arrange to support it so tht i can get an agricultural loan using duplicate documents .thank you !

Title company will have access to this informtion. Your local assessor office will definatley have this information on hand. If you have a loan against the property than contact your lending agency.

I suggest contacting your local assessor office or county records dept in the AM. Than if they wont help contact a Title company it may cost you though.

Hope this helps.

So i want to build a house. what is the 1st step? buy plans?go ask the bank? go to the VA?

what do i need to first? buy the plans and go to the bank? go to the bank and buy plans?buy land.. the get plans?go to the bank buy land then buy plans? go to the VA for the loan?

I've posted almost the same question so I'm hoping you get more answers.

I am building my first house and here's what I have found out so far. I am in the process of buying the land first. I have also gone to different sites to look at floorplans. You need an idea of what you would like. You can do either first I think. If you get the land first than you know what size of house you can build. If you get the floorplan first then you know the size of land you have to get.

Talk to the bank, mortgage broker, and/or VA to see what needs to be done, in what order, and what you can afford. You need to see if you can get a mortgage for the land and then a construction loan for the house. Some will let you and some will not.

Good Luck!

Depending on where you build there may be zoning restrictions on the construction. The township/county building inspector can help you.

Here is what I would do:

1. Determine the size and style of home you wish to build. Sketch it out if you have to.

2. Scout out possible locations where it could be built.

3. Consult with an architect who is knowledgeable about residential housing in the area you wish to build. You may wish to build a home and the local zoning laws won't allow such a home. A good architect will tell you that.

Cities and towns can be very restrictive on the types of residential housing they will allow. Square footage restrictions, height restrictions, exterior color rules, and on and on.

You don't want to buy a lot and learn you can't build the home you want on that lot.

What happens if a bank you have a loan with goes bankrupt?

what happens if there is land motrgaged? or if there are F.Ds used to secure the loan?

KEEP PAYING AS SCHEDULED. YOU ARE PROTECTED AS LONG AS YOU KEEP PAYING. YOU WILL RECEIVE NOTICE SOON AS TO WHO TAKES OVER THE LOAN AND WHERE TO SEND YOUR PAYMENTS. UNTIL THEN, KEEP PAYING THEM THE SAME WAY.

Your loan survives. It is an asset on the bank's books. It will be assumed by another lender.

Your debt will be sold to another company as part of the assets of the company.

Wat is the routing number for this bank?

land bank san pablo city branch located in iluminada bldg, rizal avenue cor lopez jaena st, poblacion, san pablo city, laguna 4000 philippines

You will have to call them and ask them. I don't have a check from them to look at the numbers.

you will have to call the bank

Routing numbers come from membership in the Federal Reserve System of the United States.

I doubt a Philipine bank would be a member.

For international wires, etc. a foreign bank usually has a relationship with a commercial bank in the US that has a routing number.

You would need to get the VERY specific details from the Philipine bank and its US "correspondent".

Make sure you speak to someone at a higher level of management to get the specifics.

IF MY LAND LORD LOSES HIS PROPERTY IN AN AUCTION TO THE BANK WHAT MIGHT HAPPEN? THEY HAVE NOT TOLD US ANYTHING?

I don't know if they are going to kick us out how long we have or if their any compensation we have been living their for about 15 years. Also their is this lady that went to the house to ask if we needed help she is charging quite a bit of money to let us stay their for 4 months. I am a little lost does anyone have any information that can help

Who is the lady? What is her relationship to the landlord? to the property?

If your landlord loses the house, the new owner will contact you about whether you have to move.

Yep... your moving.

Quite frankly, it depends on what state you live in. You should do some research and look for a tenant action program. They will be able to inform you of your rights. Its likely that any new owner would have to give you are reasonable notice (as defined by your state rules) to move.

My business that just landed a big contract. I've tried getting funding from bank. Is there another solution?

I've got a business that just landed a big contract. I've tried getting funding to produce the order from my bank with no luck. Is there another solution?

One thing that might be worth looking into is invoice factoring. This can work for most any B2B business. Essentially, you sell your invoices to a factoring company at a slight discount (their profit) and the factoring company in turn pays you immediately. Therefore, if there's a way for you to invoice your big, new contract in stages, you could essentially fund yourself. One other distinction between bank loans and invoice factoring, is that with factoring, the "credit" is based on your customer's credit, not yours.

If the bank in Florida hire an appraiser, and I am the borrower. Do I have the right to sue the appraiser?

I bought a land in Naples, Florida, almost two years ago. The bank appraiser made a lot of mistake in his appraisal report. I want to know if I have the right to sue the appraiser.

Thank you.

George

Anyone can sue anyone for anything. To collect you'll have to prove that you were harmed by the appraiser's actions. Given that appraisal is as much art as science it can be difficult to convince a jury that a 2-year-old appraisal has somehow hurt you in the present timeframe. Add market deflation over the past 2 years and your chances aren't all that great, IMHO.

Is there an Attorney who will on comission, sue a Bank for Fraud and a County Prosecuting Attorney?

I co-own land with my Dad and Brother. I signed for a loan for my Dad to refinance at one time. Then Dad got another loan at this same bank, but I did NOT sign for another loan. I found out about the second loan. I called the bank and a loan officer at the bank admitted making the loan. When I asked who signed my name, they refused to give me any information at all.

I called the County Attorney and asked him to investigate this and press charges on my behalf, he refused, and told me to call the State Police. This bank is in a very small town, he probably has family working there.

Please accept my apology in advance, I do not know the appropriate legal terminology to use. I want to sue the bank for making a loan under fraudalent circumstances and the Prosecuting Attorney for reimbursement of the Attorney fees.

If there is an Attorney who may be able to help, please contact me. I dont want to lose the only thing my poor mother left to me.

just sue your dad

You don't have a case against the county attorney. And maybe not the bank. You have a possibility of suing the loan officer if he signed your name. If your dad took the papers home and brought them back signed then you can only sue your dad.

It is potential Business Opportunity in Indonesia for UK Land Banking?

UK Land Banking, it is the company which buy the Agricultural Land convert to the Commercial Land and then getting the planning permission from UK Goverment. The whole process taking about 10 years.

The gain profit from the convertion to the planning permission approve by UK Goverment is 800 - 1000%. The initial investment you buy the land as little as UK pound 10K - 20K.

What do you think this business can work in Indonesia investors? if no pls tell me why, Thank you.

I'm sorry, I don't understand what you mean. I know you're trying your best, but your English needs a little work. No one will be able to answer this question as it stands now.

Try asking a native English speaker to help you re-write it!

This business is quite familiar in Indonesia especially for those ESPN subscribers as there is an advertising on this; "buy UK Land, I did"

My own opinion, this business is very potential considering the return is more than 15% which is higher than the current fixed deposit interest rate. In addition, this offers something new in Indonesia.

Welcome in Indonesia.

Why do people say they "own" a home if they have it mortgaged?Don't the banks and gov't own your land?

If you are mortgaged to a bank and have a 30 year loan, you will end up paying on average three times what you originally did for your home,

And while you're living in it, you don't really "own" it, because if you don't pay the bank each month, you'll be kicked out of it. The only time it actually pays off is if you can get some sucker to pay a lot more than you did for it and then you get to pocket the extra cash after you pay off the bank, then that guy gets to be in the trap.

Also, even if you have your home payed off, you still have to pay the gov't for the land you are using, if you don't pay your taxes, the IRS will forcibly remove you from "your" home at gun point and then you will see who actually owns the land your bank home was plotted on.

Well, they say that possession is 9/10ths of the law, as long as you make your payments on time then you are the one with property rights to it, and the only way you lose those rights is if you betray the public entity that entitled you to "ownership" of the home in the first place. It's similar to a car. Even if you are still making payments on an auto loan, you are still responsible for all care and ownership responsibilities, insurance, and your name goes on the title. Only if you breech your legal agreement do you lose those aspects of "ownership".

Thats just how it is now, instead of a King owning everything, the banks and government own everything.

yes you pay the bank but you can do what ever you want if you want to kick holes in the walls you can and nobody can say **** to you you can light the dam thing on fire if you want just don't try to collect the insurance try that in an apartment having a house is great nobody can say **** to you no landlord to worry about as long as you make your payments the bank doesn't care they don't even no who you are your a loan number and taxes are not for the land uses it to pay for all the crap the city does so you can have running water and don;t have to **** in a bucket it cost money to maintain this stuff

Well, by that logic, then anybody who doesn't immediately pay off their house doesn't own their home. That's a bit ridiculous, since just about nobody has the money for a home up front right now. The majority of people have to pay on it, and paying takes time.

I agree mortgages suck, though. My parents took a loan from my grandma at a lower interest rate and paid their house off fairly quickly.

Well in a way, you are right. You don't really own your home if you're paying a mortgage, but you can sell the home and profit from it. The IRS can only seize your home if you do not pay your taxes, but even if you were not to own a home they would seize your bank account and any other assets that you may have. The other thing that you forgot to mention is the almighty property taxes; if you don't pay them, the local/state government can seize them as well.

For the most part you are correct.

However, having a mortage gets you tax breaks, and many people could not afford to pay their taxes if they didn't have a mortgage.

Screwy but true.

You don't pay the govt for the land you use. You buy that land with the house from whoever owns it. We say we own our cars even when we are still paying for them. We oown the equity in our homes. That is the money we have paid into it. I still owe 25,000 dollars on my home but I have equity that I own worth 95,000 We own our homes bc we are the ones considered responsible for them. We are the ones that pay property tax on them. Making a profit on a sale of a home is not exploiting a sucker. It is called investing and selling after the market goes up. The IRS will seize your assets--not just your house-- if you do not pay your taxes.

I agree it is a misnomer to claim "I own a home" if you are still paying a mortgage.

Yes that is true but unlike renting you can actually SELL your home and pocket the profits.

No.....Goverment does not have the right to sieze your assets incl. home. In consitution.

You are absolutely 100% correct. Unless your house is completely paid off, then you don't own anything. Financing something until you pay it off at 3-4 times it's worth and actually OWNING something are two different things. Don't believe me? Stop making your house payment for 4-6 months and see what happens.

No, you do own the home. The mortgage is simply a loan secured on the home so if you default on the mortgage the lender will repossess your house to recover its money. I don't know about your country but I own the land my house stands on and I don't have to pay anybody to use it.

Actually, if you borrow money to purchase a home, you OWN THE HOME. The "bank" owns your money. A small difference.
